<br />reservations, or other exactions imposed on this Project by these Conditions of <br />Approval) will begin on the date of the conditional approval of this Project. If the <br />Applicant/property owner fails to file a protest within this 90-day period, complying <br />with all of the requirements of Government Code Section 66020, they will be <br />legally barred from later challenging any such fees, dedications, reservations, or <br />other exactions. <br /> <br />3. Public Utility Easements shall be provided over all off-site and on-site <br />improvements that do not already have easements. Public utility easements <br />(PUEs), five (5) feet wide, shall be located behind and parallel with the private <br />street rights-of-way. Additional PUEs, three (3) feet wide, shall be located on <br />each side property line of each lot from the back of the sidewalk to the front of the <br />building where utility meters or boxes are installed. The Sub-divider shall dedicate <br />public utility and emergency access easements on the Final Map, as directed by the <br />City Engineer. <br /> <br />4. Prior to approval of the first Final Map, the Sub-divider shall submit for approval by <br />the City Engineer, an overall site master plan for infrastructure and detailed site <br />infrastructure plans required for the Final Map. <br /> <br />5. Prior to approval of the first Final Map, the Sub-divider shall submit an estimate of <br />the cost of all work and improvements to be performed, both within the public <br />rights-of-way and the project boundaries for approval by the City Engineer. <br /> <br />6. Prior to the approval of Final Map, the Sub-divider shall provide the City Engineer <br />with an updated Preliminary Title Report, prepared within three (3) months prior to <br />the submittal of the Pinal Map to the City Engineer for review for all lands <br />contained within the boundary of that Final Map. <br /> <br />7. All typical street fixtures, including but not limited to fire hydrants, electroliers, <br />signs, and utility boxes, shall be located within the P.D.E. behind the private <br />sidewalks. <br /> <br />8. Emergency Vehicle Access Easements shall be provided over the entire private <br />street system and within the parking areas and any other areas as directed by the <br />Fire Department. The proposed Emergency Vehicle Access Easement shall be <br />designed and constructed to support the imposed load of fire fighting apparatus. fu <br />addition, the access to, and geometric configuration of, this easement shall be <br />approved, in writing, by the Fire Department prior to the approval of the final map <br />for Tract 7382. <br /> <br />9.
