10. The Fire Department shall approve in writing, the parking plan, and plan for marking curbs throughout the development. 11. During construction, the Fire Department will need access to the project site and open space for possible response to fire and medical emergencies. Prior to grading permit approval, a plan for emergency access shall be submitted to the Fire Department for review and approval. 12. All certifications and approvals as required by the Floodplain Administrator in accordance with Ordinance NO. 99-07 and State and Federal regulations shall be in place prior to the approval of the Building Permit. 13. Prior to issuance of building permits for the project, the Sub-divider shall obtain City Council approval of the Tentative and Final Subdivision Maps, and enter into Subdivision Improvement Agreement and other agreements required by the City Engineer. 14. Monument setting guarantees shall be provided for final map as directed by the City Engineer. 15. If the design of any site improvement encroachments onto neighboring properties during construction, written agreements with that property owner shall be submitted to the City Engineer, for review and approval, prior to approval ofthe Final Map. 16. This tentative map is a general plan of development. All details of construction, including, but not limited to, on-site pavement slopes, pavement section design, illumination, drainage, etc., are subject to the approval of the City Engineer. 17. All ground-mounted T.V. Cable facilities shall be located and installed in accordance with the City's "Design and Construction Standards for Ground- Mounted T.V. Cable Facilities." 18. Prior to the issuance of building permits for the project, the Sub-divider shall obtain an Encroachment Permit from the Engineering and Transportation Department for any work within the public right-of-way on Davis Street. 19. The proposed Conditions, Covenants, and Restrictions (CC&R's) for the project shall be approved by the City prior to approval of the final map. 20. Prior to the recordation of the final map with the Alameda County Recorder, Sub- divider shall submit to the City Engineer a computer diskwith a file of the points and lines of the final map in an AutoCAD-readable format compatible with the City's Automated Mapping System.
