<br />B. STREETS <br /> <br />1. The City's Transportation Administrator must approve all street widths and <br />sections within the project boundary. <br /> <br />2. The Tentative Map indicates that the Developer will request the City to vacate a <br />portion of Neptune Drive right-of-way (south of Davis Street). The Developer <br />shall submit a request to the City Engineer for consideration before the Final Map <br />approval. If the request for vacation is granted, the Developer shall bear all costs <br />in the preparation of all necessary documents and for processing of such vacation. <br />The land vacated would revert back to adjacent property owners. The Developer <br />must have agreement with Waste Management to achieve the lot configurations <br />shown on the Tentative Map. The Developer and Waste Management shall apply <br />for a Lot Line Adjustment to make these changes to the lots prior to the Final <br />Map. If the request for street vacation is not granted, a new Tentative Map will be <br />required that reflects the final arrangement ofthe parcels. The new parcels shall be <br />so that each lot has minimum of fifty (50) feet frontage on the approved public or <br />private street. <br /> <br />3. Sub-divider shall dedicate a twenty (20) feet wide strip of land for Davis Street <br />widening (south side) along the project frontage as required by the Master Plan of <br />City Streets. Additionally, the Sub-divider shall improve their frontage with new <br />street pavement, curb, gutter, and sidewalk. Modifications to the existing Davis <br />Street pavement, such as grind and overlay, storm drain relocation, and new <br />streetlights etc. may be required to construct the new improvements. The extent of <br />these improvements shall be as determined by the City Engineer during design <br />and construction. <br /> <br />4. Applicant shall submit a list of street names, for the review and approval of the <br />City Engineer, for the proposed private streets. <br /> <br />5. Street lighting, maintained by the Property Owners' Association, shall be provided <br />over the entire private street system to the satisfaction of the City Engineer. Also, <br />Sub-divider shall perform photometric analysis to determine if additional streetlights <br />are required along the project frontage on Davis Street. <br /> <br />6. Handicap ramps shall be provided at appropriate locations, as directed by the City <br />Engineer. <br /> <br />7. The Traffic Study prepared by TJKM dated June 6, 2002, indicates that cumulative <br />traffic from nearby development including the proposed Hohener Property <br />development will ultimately require mitigation measures at the intersection of <br />Davis Street and Doolittle Drive and the construction of Eden Road. The study <br />indicates that, although the intersection service levels do not deteriorate below <br />minimum acceptable levels until sometime after year 2006 and before year 2025, <br /> <br />Revised Reconunended Conditions of Approval <br />PLN2002-00031 Bayside Business Park <br /> <br />November 4, 2002 <br />Page 16 <br />
