<br />C. STORM DRAINAGE <br /> <br />1. All stonn water run-off from the project shall be collected in an underground <br />system and conveyed to an appropriate storm drain system. Hydrologic and <br />hydraulic calculations shall also be reviewed and approved by the City and <br />Alameda County Public Works Agency. <br /> <br />2. The Sub-divider shall make necessary payments to Alameda County Public Works <br />Agency for their review ofthe drainage their facilities. <br /> <br />3. The subdivision shall be graded to allow for the overland release of run-off into <br />Davis Street during a higher than design storm event and/or in the event of total <br />failure ofthe on-site storm drainage system. <br /> <br />4. The Developer is proposing to drain storm water run-off from the southern portion <br />of the site to forty-two (42) inch Alameda County Storm Drain line. Historical <br />evidence indicates deficiencies in the storm drain system, which are problematic <br />during high tides and rare storms. Therefore, the Developer's engineer shall <br />calculate the capacity of the downstream facility, so that City Engineer may <br />ascertain its ability to accept additional flow. The hydrologic and hydraulic <br />analysis shall include all the properties upstream, which drains into this 42-inch <br />storm line. Because the storm drain facility is owned by Alameda County Public <br />Works Agency, the Developer shall also provide evidence of the Agency's <br />acceptance of the additional flow. A minimum freeboard of twelve (12) inches <br />from the hydraulic Grade Line to the gutter flow lines must be maintained at all <br />times during the design storm. <br /> <br />D. GRADING. EROSION AND POST-CONSTRUCTION CONTROLS <br /> <br />1. Prior to any grading operations, Developer shall submit all information including <br />a Grading Plan accompanied by Soils Engineering and Engineering Geology <br />Reports, in accordance with requirements of the City of San Leandro Municipal <br />Code Title Vll, Chapter 12 and obtain a grading permit. <br /> <br />2. To control storm water pollution, the Developer shall comply with the regulations <br />and provisions contained in the City's Grading Ordinance, the City's Storm Water <br />Pollution Prevention Permit, and the National Pollutant Discharge Elimination <br />System (NPDES) to the satisfaction of the City Engineer. <br /> <br />3. Until such time as all construction for the development has been completed to the <br />satisfaction 'of the City Engineer, the Sub-divider shall provide current Erosion & <br />Sediment Control Plans and amended Storm Water Pollution Prevention Plans <br />(SWPPP's) for all portions of the site where construction is on-going.
