<br />24 feet in width. All garages are oriented toward the interior of the private drive. A small park is <br />proposed on the southwestern portion of the site. The Herma Court driveway is configured and <br />will be marked as right out, only. <br /> <br />The "proposed" site plan (A1.2) shows a total of nine off-street parking spaces, located on the <br />right side of the Herma Court driveway entry and flanking the open space area. The "alternative" <br />site plan (A1.5) shows a total of six parking spaces. These spaces are intended as guest parking <br />for the development. <br /> <br />The building setback for the 16 townhouses fronting MacArthur Boulevard is ten feet. The row <br />of townhouses is set back approximately 48 feet from the south side property line. The entire row <br />of townhouses would be set back approximately four feet from the northernmost property line, <br />provided that the above-mentioned acquisition of City right-of-way is accomplished. <br /> <br />The row of five townhouses in the rear of the site are set back 74 feet from the front property <br />line, 13 feet from the south side property line and approximately 10 feet from the rear (westerly) <br />property line, measured from the comer of the building closest to the angled property line. The adopted MacArthur <br />Streetscape Plan designed the street as a single-lane street with angled parking. Because of the <br />need by the existing tenant, Stepping Stones, for a van drop-off area, the City's original plan was <br />modified for the Stepping Stones site to provide six parallel on-street parking spaces.
