the property, then Rental Assistance \Mil be adjusted to reflect the new, affordable rent at the
property.

The Agency has not yet approved the preferred development option and, therefore, it is
not yet known whether some of the studio rooms will be expanded to create one- and two-
bedroom apartments. If the rooms are expanded, several of the households that are currently
living in overcrowded conditions may have an opportunity to return to the property once the
rehabilitation is completed. One household may not be eligible to return to the property after
rehabilitation is completed due to household size. This household is a family of six living in one
motel room. After rehabilitation is completed, it is anticipated that thee will be no units large
enough to accommodate this household. The Agency's Relocation Consultant will work closely
with all eligible households to identify and secure replacement housing. The Agency's
Relocation Assistance Program will provide monetary assistance to cover moving and certain
rental costs.

Impact Mitigation. In order to determine the feasibility of relocating the project
occupants into the surrounding community, the Agency contracted with Associated Right of Way
Services to research the area housing market and to prepare this Relocation Impact Study and
Last Resort Housing Plan. A survey of the area housing market revealed that an adequate
number of rooms and apartments are available for rent each month to accommodate the
relocation of the displaced households.

Based on the survey of the housing market, it is anticipated that some ofthe tenants will
incur additional housing expenses upon relocation. The Agency's Relocation Assistance
Program will provide the necessary assistance to allow the occupants to secure comparable,
decent, safe and sanitary replacement housing in the area. This assistance includes help in
finding and securing replacement housing, rent differential payments and moving cost
reimbursement.

The Agency will provide relocation benefits to all eligible displaced households. These
relocation benefits are briefly explained in this Study in the section entitled 'Relocation
Assistance Program". The Agency will provide these benefits in accordance with its policies and
procedures, and in compliance with the California Relocation Assistance Law (Government
Code 97260 et seq.) and implementing guidelines (California Code of Regulations, Title 25,
Chapter 6).

Relocation Impact Study and Last Resort Housing PlaniPage 3
