Prior to issuance of Certificate of Occupancy of the home, the final landscaping <br />and irrigation specified on the final landscape and irrigation plan shall be <br />completely installed to the satisfaction ofthe Zoning Enforcement Official <br /> <br />3. ill addition to the required landscape improvements listed in #1 above, the fmal <br />landscape plan shall include a detail of any proposed solid wood fencing that <br />will separate the private and common open space areas, for the review and <br />approval of the Zoning Enforcement Official. <br /> <br />4. Any above ground back-flow preventors shall be adequately screened to the <br />satisfaction of the Zoning Enforcement Official. <br /> <br />5. All landscaping improvements shall be maintained in a healthy growing <br />condition at all times. The landscaped areas shall be irrigated by an automatic <br />sprinkler system designed to reduce water usage. The type, nature and amount <br />of landscaping shall conform to the approved final landscape and irrigation <br />plan at all times <br /> <br />c. PAVING - COLORED CO~CRETE ON-SITE <br /> <br />1. Prior to issuance of building permits, the applicant shall submit final details <br />and specifications, noting all driveway and other related paving on the <br />property. Said details and specifications shall include but is not limited to the <br />use of colored concrete with a sawn and/or tooled decorative pattern. At a <br />minimum the concrete shall be a grey concrete color per Davis Concrete <br />(Silversmoke, Davis Concrete #8084 or #860). Said details and specifications <br />shall be subject to the review and approval of the Zoning Enforcement Official <br />and City Engineer. <br /> <br />IV. ENGINEERING AND TRANSPORTATION DEPARTMENT <br /> <br />A. The proposed development shall comply with City ordinances, policies and <br />regulations. All improvements shall be in accordance with the City's Design <br />Standards, Specifications and Standard Plans unless otherwise specifically approved <br />by the City Engineer. <br /> <br />B. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the <br />City HEREBY NOTIFIES the applicant for this Project that the 90-day approval <br />period (in which the applicant may protest the imposition of any fees, dedications, <br />reservations, or other exactions imposed on this Project by these Conditions of <br />Approval) will begin on the date of the conditional approval of this Project. If you <br />fail to file a protest within this 90-day period, complying with all of the <br />requirements of Government Code Section 66020, you will be legally barred from <br />later challenging any such fees, dedications, reservations or other exactions. <br /> <br />C. Site Improvement Plans for all on-site and off-site improvements shall be approved <br />by the City Engineer prior to the issuance of Building Permits for the project.
