<br />. <br />. . <br /> <br />improvements shall be designed and constructed in accordance with the City's <br />Design Standards, Specifications and Standard Plans, unless otherwise specifically <br />approved by the City Engineer. <br /> <br />D. Prior to the issuance of the Building Permit, the property owner shall pay the Park <br />Facilities Development hnp~ct Fee, Development Fee for Street hnprovement <br />(DFSI), Sewer Connection tee and other fees as required by City Ordinances and <br />regulations <br /> <br />E. Prior to the issuance of building permits for the project, the Applicant shall obtain <br />an Encroachment Permit from the Engineering and Transportation Department for <br />any work within the public right-of-way. <br /> <br />F. The Applicant shall comply with the provisions of the City's Grading Ordinance <br />and the Urban Runoff Clean Water Program. The City requires a grading permit <br />any time more than fifty (50) cubic yards of material is moved or more than 5,000 <br />square feet of land is disturbed. The Ordinance requires that an erosion control <br />and sediment plan be prepared, submitted and approved by the City prior to <br />issuance of a Grading Permit. <br /> <br />G. The Urban Runoff Clean Water Program requires that all runoff be treated to <br />remove sediment and water borne pollutants prior to discharge into a public <br />facility. On projects of this type, this can typically be handled by directing runoff <br />through landscaped areas or grassy swales. Plans should indicate proposed <br />treatment facility. <br /> <br />H. If the design of any site improvements requires encroachments onto neighboring <br />properties during construction, written agreements with that property owner shall <br />be submitted to the City Engineer, for review and approval, prior to issuance of <br />the building permits. <br /> <br />I. Utility services to the new dwelling shall be undergrounded. The plans shall <br />indicate a Public Utility Easement if required for below grade services. <br /> <br />J. Sewer cleanouts shall be provided at the property line. <br /> <br />K. Construction activity shall not commence prior to 7:00 a.m. and shall cease by 7:00 <br />p.m., Monday through Friday, unless otherwise approved in writing by the City <br />Engineer. There shall be no construction activity on Saturdays, Sundays or City, or <br />federal, or state holidays. <br /> <br />V. FIRE DEPARTMENT <br /> <br />A. Prior to issuance of building permits, final construction documents shall be <br />submitted to the San Leandro Building and Safety Division and to the Alameda <br />County Fire Department for review. The project shall comply with all requirements <br />for access and water supply. Location and flow information of the closest hydrant(s) <br />shall be shown on the final building plans submitted for building permits.
