<br />V. EXTERIOR ELEVATIONS <br /> <br />A. Prior to issuance of building permits, the architectural details and features illustrated on <br />the perspective drawings shall be measured and accurately dimensioned. Said details and <br />features include but are not limited to all projecting and recessed features, the radius of <br />the curved wall plane, the height of the cornice, the height of the parapet elevated above <br />the top of the cornice, etc. These dimensions shall be accurately and correctly transposed <br />on to the architectural plans, details and specifications submitted for building permits to <br />the satisfaction of the Community Development Director. <br /> <br />B. Prior to issuance of building permits, the developer shall submit final building plans for a <br />building permit. The final plans shall be subject to the review and approval of the <br />Community Development Director. The plans shall include but is not limited to the final <br />materials, colors and finishes for the entire project's building exteriors (i.e., stucco, metal <br />framework, windows, etc.) and exterior perimeter walls and sliding access gate. <br /> <br />VI. ENGINEERING AND TRANSPORTATION REQUIREMENTS <br /> <br />A. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this Project by these Conditions of Approval) will begin on the <br />date of the conditional approval of this Project. If the applicant/property owner fails to file a <br />protest within this 90-day period, complying with all of the requirements of Government <br />Code Section 66020, they will be legally barred from later challenging any such fees, <br />dedications, reservations or other exactions. <br /> <br />B. Site Improvement Plans for all on-site and off-site improvements shall be prepared by a <br />Registered Civil Engineer and approved by the City Engineer prior to the issuance of <br />Building Permits for the project. All improvements shall be designed and constructed in <br />accordance with the City's Design Standards, Specifications and Standard Plans, unless <br />otherwise specifically approved by the City Engineer. <br /> <br />C. Design review fees, development impact fees, permit fees, inspection fees, and any other <br />fees charged by the City or other reviewing agencies for the review, approval, permitting <br />and inspection of the above listed public improvements shall be paid by the Applicant. <br /> <br />D. Prior to the issuance of the Building Permit, the property owner shall pay the Development <br />Fee for Street Improvement (DFSI) as per Master fee Schedule, Sewer Connection fee and <br />other fees as required by City Ordinances and regulations. <br /> <br />E. Prior to the issuance of building permits, the applicant shall pay the underground utility <br />conversion fees in accordance with the provisions of the City Underground Utilities <br />District Master Plan. <br /> <br />F.
