<br />1. No parking space may be converted into any use that would prevent its use as a parking <br />space. <br /> <br />J. No mobile home, camper or recreational vehicle, boat, truck, trailer or similar equipment <br />shall be parked anywhere within the Development. For the purposes herein, "truck" dose <br />not include a pickup truck that does not exceed three-quarter ton or sports utility vehicle. <br /> <br />K. No unregistered automobiles, no automobiles with expired licenses, and no inoperable <br />automobiles may be parked on the property. There shall be no maintenance (other than <br />vehicle washing and cleanup) or repairs (including oil or battery changing) performed on <br />any automobile except for any emergency repairs that are necessary in order to remove the <br />vehicle to a proper repair facility. Parking stalks are to be used for parking of permitted <br />vehicles only and shall not be used for storage or other purposes. <br /> <br />L. Special events such as open house, art shows, seasonal sales events, shall not exceed two <br />times per year on the premises. Requests for additional special events on the premises shall <br />be submitted in writing to the Community Development Director for consideration. <br /> <br />M. The developer and subsequent residents shall ensure that the proposed garbage enclosure is <br />adequately maintained, and the enclosure kept closed except at pick-up times. If trash starts <br />to pile up, the number of trash day pick-ups shall be required to be increased to <br />accommodate the waste stream flow. <br /> <br />N. Graffiti-resistant type paint is encouraged to be used on the exterior of the buildings on the <br />property. <br /> <br />O. The garages and the two-story building at the rear of the property shall have an internal <br />garbage/recycle corral area built in (while still maintaining adequate dimensions to park the <br />illustrated cars). Any other location for a trash enclosure on any of the three properties shall <br />be subject to the review and approval of the Community Development Director. <br /> <br />III. MASTER SIGN PROGRAM <br /> <br />A. Prior to installation of anyon-site signs, a sign program including locations, details, <br />specifications, dimensions and sign area calculations shall be submitted to the Community <br />Development Director for review and approval. The following signs are encouraged and <br />strongly recommended: <br /> <br />1. Indirectly illuminated wall signs consisting of individual letters and customized logos. <br /> <br />2. A freestanding sign, not to exceed five feet tall, in the landscaped setback with colors, <br />materials and finishes to match or compliment the exterior materials of the proposed <br />building remodel. The freestanding sign shall maintain a minimum setback from the <br />back of sidewalk of one-half times the overall height of the freestanding sign. Said <br />monument sign location will be subject to verification in the field by Zoning <br />Enforcement Official and Transportation Administrator so as not to obstruct necessary <br />sight distance for vehicular traffic. <br /> <br />Agreement to Conditions <br />PLN2003-00046 <br /> <br />February 2,2004 <br />Page 6 of 12 <br />
