<br />B. In accordance with Section 4-1806 K of the Zoning Code, banners, balloons, etc. are not <br />permitted except for special events and grand openings and with prior approval by the <br />Zoning Enforcement Official. <br /> <br />C. Illuminated signs on the property shall be connected to an automatic timer and shall be <br />programmed to turn-off the illuminated signs no later than 10:00 p.m. <br /> <br />IV. ENGINEERING AND TRANSPORTATION DEPARTMENT <br /> <br />A. The proposed development shall comply with City ordinances, policies and regulations. All <br />improvements shall be in accordance with the City's Design Standards, Specifications and <br />Standard Plans unless otherwise specifically approved by the City Engineer <br /> <br />B. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in which <br />the applicant may protest the imposition of any fees, dedications, reservations, or other <br />exactions imposed on this Project by these Conditions of Approval) will begin on the date of <br />the conditional approval of this Project. If you fail to file a protest within this 90-day period, <br />complying with all of the requirements of Government Code Section 66020, you will be <br />legally barred from later challenging any such fees, dedications, reservations or other <br />exactions. <br /> <br />C. Site hnprovement Plans for all on-site and off-site improvements shall be approved by the <br />City Engineer prior to the issuance of Building Permits for the project. All improvements <br />shall be designed and constructed in accordance with the City's Design Standards, <br />Specifications and Standard Plans, unless otherwise specifically approved by the City <br />Engineer. <br /> <br />D. The applicant shall apply for a Parcel Map to subdivide the property into three parcels. Prior <br />to the issuance of any building permits for this project, the Parcel Map shall be approved by <br />the City Council and recorded with the County Recorder's Office. <br /> <br />E. The two live/work unit parcels are sharing a common driveway, therefore, subdivider shall <br />establish reciprocal easement on the Parcel Map for the driveway. <br /> <br />F. Prior to the issuance of the Building Permit, the property owner shall pay the Park Facilities <br />Development hnpact Fee, and Development Fee for Street hnprovement (DFSI), Sewer <br />Connection fee and other fees as required by City Ordinances and regulations <br /> <br />G. Applicant shall remove any broken and uplifted sidewalk, curb and gutter along the full <br />project frontage and shall construct new City standard sidewalk, curb and gutter in the same <br />location and alignment as the existing curb and gutter. The property at 265 Park Street has <br />two driveways shown on the plans. The subdivider shall remove one of the driveways and <br />replace with standard curb, gutter and sidewalk. <br /> <br />H.
