<br />1. The Applicant shall comply with the provisions of the City's Grading Ordinance and the <br />Urban Runoff Clean Water Program. The City requires a grading permit any time more <br />than fifty (50) cubic yards of material is moved. The Ordinance requires that an erosion <br />control and sediment plan be prepared, submitted and approved by the City prior to <br />issuance of a Grading Permit. <br /> <br />1. The Urban Runoff Clean Water Program requires that all runoff be treated to remove <br />sediment and water borne pollutants prior to discharge into a public facility. On projects of <br />this type, this can typically be handled by directing runoff through landscaped areas or <br />grassy swales. <br /> <br />K. If the design of any site improvements requires encroachments onto neighboring properties <br />during construction, written agreements with that property owner shall be submitted to the <br />City Engineer, for review and approval, prior to issuance of the building permits. <br /> <br />L. Construction activity shall not commence prior to 7:00 a.m. and shall cease by 7:00 p.m. <br />weekdays, and 8:00 a.m. to 7:00 p.m. weekends, unless otherwise approved in writing by the <br />City Engineer and Chief Building Official. There shall be no construction activity on federal <br />holidays. <br /> <br />M. The applicant shall install 10- ft red curb tips at both ends of the main driveway to avoid the <br />blockage of the sight line. <br /> <br />V. FIRE DEPARTMENT <br /> <br />A. Project shall comply with all requirements in accordance with the California Building and <br />Fire Codes, including any requirements for access and water supply. Depending on the <br />number of units and square footage, fire sprinklers may be required. In the event that fire <br />sprinklers are not required, a fire alarm system would be required. <br /> <br />B. Location of closest hydrants was not indicated on plans. Project shall be required to <br />comply with fire flow standards as stated in Appendix III-A of the California Fire Code, <br />which may include the installation of fire hydrant(s). <br /> <br />C. Project would appear to be located on property lines, which may require a higher rating on <br />exterior walls and no openings. Ensure that project complies with Building Code <br />requirements in relation to distance from property lines and rating of walls. <br /> <br />D. Project shall comply with access standards, and it would appear that there is a property line <br />in the middle of the two properties, which may entail access easements. Site plans shall be <br />submitted and reviewed by the Alameda County Fire Department for compliance with <br />access standards prior to the start of any work <br /> <br />VI. GENERAL CONDITIONS <br /> <br />A.
