<br />B. Any lighting shall be high pressure sodium or other energy conserving lighting and shall be <br />designed and located so as not to interfere with traffic on adjacent streets and so as not to <br />shine on adjacent properties, details subject to the approval of the City Engineer and <br />Zoning Enforcement Official or Community Development Director. <br /> <br />C. All exterior/roof-top mechanical equipment shall be screened from view so as not to be <br />visible from adjacent properties or streets to the satisfaction of the Zoning Enforcement <br />Official or Community Development Director. Pacific Gas and Electric (PG&E) <br />transformer(s) shall be located underground or, if above ground, shall be shielded or <br />located in an obscure location. This condition shall not apply to wireless cable receivers <br />that do not exceed three feet in diameter. <br /> <br />D. Prior to issuance of a Building Permit for the project, a final landscape and irrigation plan <br />shall be submitted for review and approval of the Community Development Director. The <br />plan shall include specie name, location, and quantity for all trees, shrubs, and <br />groundcovers/vines. Perimeter and street trees shall be a minimum 24-inch box size. Street <br />trees shall be spaced a maximum of 30' on center. A minimum 10-foot wide landscaped <br />setback area shall be required along the Park Street Frontage. The plan shall include <br />flowering shrubs with a minimum size of five gallons. The landscape plan shall include full <br />coverage of the landscape setback by use of ground cover and/or and turf planting. In <br />addition, the landscape and irrigation plans shall include the improvement of the property <br />known as 265 Park Street. <br /> <br />E. All landscaping shall be installed prior to occupancy of the buildings, details subject to <br />approval of the Community Development Director. <br /> <br />F. Landscaping shall be maintained in a weed free condition at all times. <br /> <br />G. All landscaped areas shall be provided with an automatic irrigation system, details subject <br />to the review and approval of the Community Development Director. <br /> <br />H. Special paving treatment shall be provided on the property. Said special paving includes <br />but is not limited to colored concrete, scored by a concrete saw. Prior to issuance of <br />building permits a paving plan and specification sheet showing the said special paving <br />treatment (i.e., color of concrete) shall be submitted to the review and approval of the <br />Zoning Enforcement Official or Community Development Director. In addition, the <br />decorative paving plan shall include the paving improvement of the property known as 265 <br />Park Street. <br /> <br />1. Decorative fencing shall be provided along the frontage of the property. Said decorative <br />fencing shall be a minimum of wrought iron or customized tubular metal design. In <br />addition, perimeter walls or fencing shall be provided along the perimeter property lines <br />which do not have a building wall located along the property line. Prior to issuance of <br />building permits a fencing/wall plan, details and specifications showing the proposed <br />fencing or walls shall be submitted to the review and approval of the Community <br />Development Director.
