ASSESSOR'S PARCEL NUMBERS 80H-1515-008-02, 15101 WASHINGTON AVENUE; 15101 WASHINGTON AVE, LLC (APPLICANT AND PROPERTY OWNER). SUMMARY AND RECOMMENDATION At the meeting of July 26,2007, the Planning Commission, after hearing public testimony, voted to recommend that the City Council approve Vesting Tentative Map 7917 to subdivide the subject property into a single-lot with 24 condominium units and common space, subject to the recommended conditions of approval. BACKGROUND . The subject site encompasses 51,836 square feet (1.19 acres) and is zoned Residential Multi- Family, RM-1800. It is located on the west side of Washington Avenue, between Beatrice Street and Fargo Avenue. The western and northern edges of the subject property border single-family residences that are located on Greer Avenue and Beatrice Street, respectively. The adjacent property to the south is a 36-unit apartment building. The commercial property on the east side of Washington Avenue is developed with the Greenhouse Shopping Center. . The subject property was previously occupied by a small commercial building, three small residential structures, and a 22-unit mobile home park that had been in operation since the 1950s. The State of California revoked the permit for the mobile home park in 2003 for numerous and on-going violations of State codes. In 2005, the current property owners purchased the property and proceeded to close the bar and the mobile home park, including providing relocation assistance to the existing tenants.
