<br />F. A Park Facilities Development Impact Fee of $11,509.63 per unit is applicable to <br />this project, which totals $276,231.12 for 24 units. <br /> <br />G. Applicant shall remove any broken and uplifted driveway, sidewalk, curb and gutter <br />along the full project frontage and shall construct new City standard driveway, <br />sidewalk, curb and gutter in the same location and alignment as the existing <br />facilities. <br /> <br />H. All abandoned driveways shall be removed and replaced with City standard <br />sidewalk, curb and gutter. <br /> <br />1. Prior to the issuance of building permits for the project, the Applicant shall obtain <br />encroachment permits from both the San Leandro Engineering and Transportation <br />Department and from Caltrans for any work within the public right-of-way. Both <br />types of permits are necessary since the southern quarter of the W ashington Avenue <br />frontage for this property is within the City right-of-way while the remaining <br />frontage falls under Caltrans jurisdiction. <br /> <br />J. The applicant must submit a final tract map and condominium plan for approval by <br />the City Council following approval of these Conditions of Approval. <br /> <br />K. Public Utility Easements shall be provided over the private driveway to serve the <br />site. <br /> <br />L. The southerly driveway shall be constructed per City Standard Plan No. 108 <br />(depressed driveway approach). <br /> <br />M. The northerly driveway shall be constructed per City Standard Plan No. 102 for a <br />concrete driveway approach, but the driveway curb depression should only be 4.0" <br />instead of 6.5" to deter motorists from entering the property through this <br />driveway. <br /> <br />N. A standard stop sign and a right-turn only sign shall be installed facing the exiting <br />traffic at the southerly main driveway. Additionally, place a stop limit line, a stop <br />pavement legend, and a right-turn arrow behind the legend on the exiting travel <br />lane. <br /> <br />O. The northerly driveway shall be an emergency egress with fence and locked fire <br />gate. The emergency egress should be clearly marked for emergency use only, and <br />no vehicles shall be allowed to enter said egress via a right-turn.
