<br />P. The developer shall install City Standard tree grates at all street trees located on the <br />Washington Avenue frontage. Additional trees shall be installed per City of San <br />Leandro Standard Plans, the type and locations for which shall be approved by the <br />City Engineer and Community Development Services Director. <br /> <br />Q. The proposed Conditions, Covenants, and Restrictions (CCR's) for the project <br />shall be approved by the City prior to approval of the Final Map. <br /> <br />R. Applicant shall provide copies of the recorded drainage easement documents for <br />review prior to approval of the Final Map. <br /> <br />S. The Applicant shall comply with the provisions of the City's Grading Ordinance <br />and the Urban Runoff Clean Water Program. The City requires a grading permit <br />any time more than fifty (50) cubic yards of material is moved or more than 5000 <br />square feet is disturbed. The Ordinance requires that an erosion control and <br />sediment plan be prepared, submitted and approved by the City prior to issuance <br />of a Grading Permit. <br /> <br />T. Since this project disturbs over one acre of land, a State General Construction <br />Activity Permit must be obtained. Applicant needs to submit a Notice of Intent <br />(NOl) and prepare a Storm Water Pollution Prevention Plan (SWPPP). <br /> <br />U. Stormwater from this site needs to be treated. Numeric-sized facilities should be <br />provided for storm drainage. Although there are two bioretention areas shown on <br />this vesting tentative map, these alone are probably not sufficient to treat the <br />runoff from such a large site. Additional stormwater treatment measures need to be <br />provided. The Urban Runoff Clean Water Program requires that all runoff be <br />treated to remove sediment and water borne pollutants prior to discharge into a <br />public facility. Examples of control measures include, but are not limited to: routing <br />of pavement and roof runoff through vegetated swales, planter boxes, vegetated <br />filter strips or landscaped areas in lieu of direct hydraulic connection to the storm <br />drain system; structural control measures, such as bioretention areas, subsurface <br />media filters, manufactured treatment controls or other methods that may be <br />proposed by the applicant and approved by the City Engineer to intercept and <br />pretreat storm water prior to discharging to the storm drain system. Examples of <br />appropriate site design features, source control measures and post-construction <br />stormwater treatment controls can be found on the Alameda Countywide Clean <br />Water Program (ACCWP) website: www.cleanwaterprogram.org. <br /> <br />V. A performance security in the amount of 100% of the estimated costs of the <br />improvements shall be provided by the applicant.
