The approved project (PLN2006-00043) <br />includes 24 modular-constructed townhouses at 15101 Washington Avenue. The <br />site is zoned RM-1800 Residential Multi-Family Zoning District. Assessor's <br />Parcel Numbers 80H-1515-008-02, 15101 Washington Avenue; 15101 <br />Washington Ave, LLC (applicant and property owner). <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />The applicant proposes to redevelop the former trailer park and Joker's Bar site at 15101 <br />Washington Avenue with a new multi-family residential use project. The approved project <br />includes 24 units of modular townhomes, an interior courtyard and a partially submerged parking <br />garage with 24 two-car tandem garages. The application for the Parking Exception, Variance, and <br />Site Plan Review, PLN2006-00043, was approved by the Board of Zoning Adjustments on <br />January 18,2007. <br /> <br />Staff recommends that the Planning Commission forward the item listed below to the City <br />Council with a recommendation for approval. <br /> <br />A. Approve Tentative Map 7917 to subdivide the property into a single-lot with 24 <br />condominium units and common space, subject to the recommended conditions of <br />approval. <br /> <br />BACKGROUND AND SURROUNDING AREA <br /> <br />The subject site encompasses 51,836 square feet (1.19 acres). It is located on the west side of <br />Washington Avenue, between Beatrice Street and Fargo Avenue. The western and northern <br />edges of the subject property border single-family residences that are located on Greer Avenue <br />and Beatrice Street, respectively. The adjacent property to the south is a 36-unit apartment <br />building. Commercial sites on the east side of Washington Avenue are developed with the <br />Greenhouse Market shopping center. <br />
