Excerpt of Planning Commission Meeting Minutes, July 26, 2007

Page 2 of2

Commission forward a recommendation for approval to the City Council, which probably
will hold a public hearing on this item in early September.

Commissioner Abero asked whether Michelle Kaufmann Designs has other projects in
the Bay Area.

Planner Barros said that Ms. Kaufmann has done primarily single-family homes in
Marin County, and many projects m process that may include multi-family
developments.

Commissioner Finberg inquired whether green projects tend to be priced higher than
comparable non-green properties.

Planner Barros said she would defer to the developer, but anecdotally she said she
understands that, during a slow market, green properties sell faster than non-green
counterparts, so that they do have an edge in the market.

Acting ChairNice Chair Dlugosh invited the applicant to come forward.

Joel Ware, 1819 Polk Street, A358, San Francisco, represents 15101 Washington Ave.
LLC, which purchased the property in 2005. In response to Commissioner Finberg's
question, he said that 20 of the units will be market-rate, and four will be inclusionary
housing (three for medium-income and one for low-income). Prices, he expects, are
likely to be in the same range that non-green townhouses sold for a year or two ago.
Because it is green, he added, is a strong reason that project development continues, in
spite of the current state of the housing market.

Acting ChairNice Chair Dlugosh invited others in the audience to speak on the matter.
With no additional speakers coming forward, he requested a motion to close the public
hearing.

Motion to Close Public Hearing
Collier / Ponder
5 Ayes, 0 Noes, 2 Absent (Reed, Nardine)

With no additional speakers coming forward, Acting ChairNice Chair Dlugosh asked
for a motion to address the vesting tentative map matter.

Motion to Forward PLN2007-00036, Vesting Tentative Map 7917
to the City Council with a Recommendation for Approval
Abero / Collier; 5 Ayes, 0 Noes, 2 Absent (Reed, Nardine)
Approved
