<br />Elevations <br /> <br />The proposed design presents a strong modern architectural style. The exterior elevations of the <br />townhomes will feature integral color stucco, cedar wood panels and stainless steel accents. The <br />townhouse units are proposed with a flat roof. The first floor is raised approximately eight feet <br />abovethe finished grade with its placement above the partially submerged garage structure. The <br />building height at the parapet is approximately 30 feet. A building bay window projects slightly <br />above that overall height, resulting in a maximum building height of 31 feet, four inches. <br /> <br />Cedar wood awnings are proposed above the entrances and stainless steel canopies are proposed <br />above the upper floor windows; both are held in place by steel cable rails. Porches and stairways <br />to the units are proposed with cable rail system and wood railing. <br /> <br />The main entrance to the project site, a wide stairway in the center that leads to the internal <br />courtyard, is proposed as a steel cable trellis cover with an integrated lighting system. Vine <br />planting is proposed to grow over the cables above the entryway. On the garage level, cedar <br />plank slats cover the openings to the garage that provide natural ventilation. <br /> <br />Landscaping and Fencing <br /> <br />A preliminary landscape plan has been submitted, showing landscaped planters proposed within <br />the internal courtyard area with raised planting beds evenly spaced in the center of the open <br />space. The building is buffered by a four-foot wide planter along both north and south sides and <br />by a five-foot planter along the front and rear edges of the building. Each unit has an enclosed <br />patio, accessed from the rear of their unit and opening into the internal courtyard. <br /> <br />Landscape planting along the rear and side property lines is as follows: <br /> <br />Right Side: <br />Left Side: <br />Rear: <br />Rear Corners: <br /> <br />5 feet <br />6 feet <br />3 feet, 7 inches, at narrowest, to 8 feet, at widest point along rear drive <br />Approximately 100 square feet (in two approximate 33 x 30 feet triangular areas) <br /> <br />In the parking area to the rear of the site, shade trees are proposed to be placed in an island <br />between every two parking spaces and on the outer edges of the parking row. Vine planting is <br />proposed along all perimeter fencing. A rock garden and native planting is proposed in triangular <br />areas in the rear southwest and northwest corners of the site. <br /> <br />Each unit is proposed with a cable rail system fence with a wood rail to border the open external <br />stairways. The perimeter fencing is proposed as solid vertical cedar wood. Cedar wood fences are <br />also proposed at the back of each unit to enclose the patio area. At the edges of the courtyard, an <br />8-foot tall masonry sound wall is proposed, which is recommended by a noise study submitted by <br />the applicant to mitigate the noise from the nearby 1-880 highway. <br /> <br />Board of Zoning Adjustments Staff Report <br />PLN2006-00043 <br /> <br />January 18, 2007 <br />Page 4 of 11 <br />
