<br />The front twelve units will be attached in two sets of six townhomes, with entry porches facing <br />Washington Avenue. The other 12 townhomes are located to the rear of the project, with entry <br />porches oriented to the rear. An internal courtyard and private patio areas for each unit occupies <br />the area between the two rows of townhomes. Planting areas are shown bordering both sides of <br />the residential structure in four-foot wide planting strips along the sides and five-foot wide <br />planters in the front and rear. Because of the slightly irregular shape of the lot, the landscape area <br />in the rear of the lot increases from 3 feet, seven inches, along the northwest edge, to eight feet in <br />width, at the southwest edge. <br /> <br />All garages are oriented toward the interior of the parking structure on the garage level, which is <br />accessed through a submerged entrance gate on the south side of the structure. The site plan <br />shows a total of ten off-street visitor parking spaces at the rear of the property, with a tree <br />planting area between every two spaces. <br /> <br />The building setback for the 12 townhouses fronting W ashington Avenue varies from ten to <br />fourteen feet, five inches. Stairs, enclosed by a four-foot tall open cable rail fence, project out to <br />the front from the front doors to a landing and then turn to run parallel to the property line. The <br />row of townhouses is set back approximately 60 to 56 feet from the west (rear) property line, <br />with the same raised open rail fence and stair configuration. The building setback on the north <br />side is 33 feet, four inches and to the south side is 28 feet, six inches. <br /> <br />Ingress to and egress from the site is provided by a two-way, 24-foot wide driveway. The <br />driveway leads to the submerged garage parking to the units in the garage level of the building, <br />and to the 10 surface guest spaces in the rear of the site. The driveway continues around to the <br />north side of the lot, narrowing to 20 feet in width, and becomes a one-way, gated egress point <br />for emergency vehicles and garbage collection trucks, only. Homeowners and visitors will be <br />limited to entering and exiting the project from the southernmost driveway only. The access gate <br />will be locked, with keys provided to the fire department and the garbage company, per <br />agreements with both Alameda County Industries and the Alameda County Fire Department. <br /> <br />Floor Plans <br /> <br />The townhouses are proposed as two stories of livable area above the uninhabitable garage and <br />storage floor. The garage level includes a 713 square-foot two-car tandem garage including a 58 <br />square-foot storage area, a mechanical room for each unit as well as internal stairs to the living <br />areas on the two floors above. The partially sub-grade garage area is accessed through secure, <br />locking gates and is proposed with an approximate 36-foot wide drive aisle. Each unit's garage is <br />equipped with a roll-up door. <br /> <br />The "main level" includes the common areas of living room, kitchen and an office space. The <br />second floor contains a master bedroom with full bathroom and closet, and one additional <br />bedroom and a full bathroom.
