<br />Board of Zoning Adjustments Regular Meeting <br />Excerpt of Minute No. 2007-02 (PLN2006-00043) <br /> <br />January 18, 2007 <br />Page 3 of 5 <br /> <br />Joseph Remick, architect, 580 2nd Street, Suite 245, Oakland, agreed to all conditions. <br />He displayed renderings that addressed concerns about the 16-foot width of each unit and <br />the daylighting at both ends. They showed how the unit would look when coming <br />through the front door, how it would look when looking at the unit with the patio doors at <br />the back of the observer and the upstairs bedrooms and bathrooms. All living areas were <br />located at the ends of the units where the windows were located and the bathrooms, <br />laundry area and stairwells were in the core area and would have less daylight. All <br />picture windows could be opened to provide natural, cross ventilation. Renderings also <br />showed views from the patio area to the units. Exterior colors and materials were also <br />displayed. <br /> <br />Member Sidari noted that the table in the kitchen showed six chairs. In his opinion, six <br />people in each unit would be "elbow to elbow and wouldn't be able to get around each <br />other." These units would not be built for families. They would be built for working <br />couples who wanted no yard work. If the family included teenagers, what would they do <br />and where could they go? <br /> <br />Mr. Remick replied that the shared courtyard was planned as open space to allow a park <br />experience for the units where children could ride skateboards, bicycles or play <br />basketball. Each unit would also have a 200 square foot private patio. <br /> <br />Member Sidari asked if tandem parking would really work. It would force someone to <br />move the car in the rear of the garage if one needed to take the car in the front out first. <br />He feared one of a unit's vehicles would be parked in the guest parking to avoid the <br />constant moving of cars. <br /> <br />Mr. Remick replied that the people who purchased these homes would know it was a <br />system that they would have to include in their lifestyle. He knew that tandem parking <br />worked. <br /> <br />Joel Ware, applicant, 3450 Sacramento Street, No. 517, San Francisco, stated that the <br />Conditions of Approval required that all occupants would have a parking permit and <br />would not be allowed to park in guest parking. <br /> <br />Vice Chair Goldt asked if the parking would require self-policing. <br /> <br />Mr. Ware stated that signs and tow away signs would be posted. A representative of the <br />homeowners association could be contacted and he/she could arrange for a vehicle to be <br />towed. <br /> <br />Vice Chair Goldt asked if that was the language that would be included in the CC&Rs. <br /> <br />Mr. Ware stated that she was correct. <br /> <br />Chair Raposo opened the public hearing. <br />
