<br />a result, recent pedestrian and signage improvements along East 14th Street have created <br />more of a focal point for local and non-local specialty retail and service establishments <br />and have enhanced the pedestrian character of the commercial area between Georgia Way <br />and Oaks BoulevardlPeralta Avenue. One of the most significant components of the <br />overall plan has been enhancing the visual quality and image of the Civic Center as a <br />community landmark, adding definition to this part of East 14th Street. <br /> <br />. Specific examples of major development projects that are in the implementation <br />process or have been implemented in the last five years along the East 14th <br />corridor are as follows: <br /> <br />. Redevelopment of Town Hall Square. This 1.8-acre site, referred to as the Hays <br />Street Block is bounded by Hays Street and San Leandro Creek to the north, East <br />14th Street to the east, and Davis Street to the south. This location near downtown <br />and transit amenities makes the site ideal for a mixed-use project. Several of the <br />properties are under ownership by the Redevelopment Agency with negotiations <br />continuing on the remaining properties. <br /> <br />. Redevelopment of Bayfair Center. This project consists of a multiple phase <br />revitalization of the regional shopping center located on East 14th Street at <br />southern edge of San Leandro. Recent additions to the Center include Chevy's <br />which opened in November 2006, Old Navy in December 2006 and a Staples <br />store in January 2007. The Planning Department is currently reviewing <br />applications for several proposed retail and food service tenant additions. <br /> <br />. Downtown San Leandro TOD Strategy. This strategy identifies 39 opportunity <br />sites representing 88 acres in a Yz mile radius around East 14th Street and Davis <br />Streets. ThIS includes East 14th Street between the North and South areas. For <br />more information on the Downtown TOD strategy, please see the ABAG PDA <br />application for the Downtown San Leandro TOD Strategy. <br /> <br />Example of Smarth Growth: Both the North Area Specific Plan and the East 14th Street <br />South Area Development Strategy incorporate pedestrian-friendly and transit-friendly <br />development strategies. The City of San Leandro and AC Transit were co-applicants in <br />the Metropolitan Transportation Commission (MTC) grant for the Downtown San <br />Leandro Transit-Oriented Development (TOD) Strategy. This collaborative effort has <br />also resulted in a comprehensive and positive vision for increased transit ridership in the <br />Downtown San Leandro TOD area, which encompasses a one-half mile radius around the <br />intersection of East 14th Street and Davis Streets. Currently, the City is also working with <br />AC Transit on the most feasible way to implement the East Bay Bus Rapid Transit (BRT) <br />Project along the East 14th Street corridor. <br />
