<br />Adopted 7/16/2001 - Effective 8/15/2001 <br />(includes amendments effective through 2007) <br /> <br />City of San Leandro Zoning Code - Article 6 <br /> <br />G. Restaurants, Full-Service or Cafes in Various Commercial Districts are <br />subject to Administrative Review if the proposal has, or would result in, <br />either a gross floor area of two-thousand (2,000) square feet, or larger, or a <br />dining area of one-thousand (1,000) square feet, or larger. Zoning permit <br />review pursuant to Article 21 shall include, but is not limited to, a review of <br />the proposal's generation of parking demand, hours of operation, and <br />signage. In order to assure consistency with the purpose of the various <br />Commercial Districts as stated in Section 2-600, the Zoning Enforcement <br />Official may impose conditions to limit hours of operations and signage <br />further than what is prescribed elsewhere in this Code. The standard for <br />approval is the Zoning Enforcement Official's ability to make the required <br />findings, as listed below: <br /> <br />1. That the proposed location and operation of the Restaurant, Full- <br />Service or Cafe is in accord with the provisions of this code, and the <br />purposes and specific standards of the Commercial District in which <br />the site is located; <br /> <br />2. That the proposed location of the Restaurant, Full-Service or Cafe <br />and the proposed conditions under which it would be operated or <br />maintained will be consistent with the General Plan; will not be <br />detrimental to the public health, safety or welfare of persons residing, <br />or working in, or adjacent to, the neighborhood of such use; and will <br />not be detrimental to properties or improvements in the vicinity, or to <br />the general welfare of the City; <br /> <br />3. That the proposed Restaurant, Full Service or Cafe will not create <br />adverse impacts on traffic, including but not limited to on-street <br />parking demand, or create demands exceeding the capacity of public <br />services and facilities which cannot be mitigated <br /> <br />H. Fast Food Establishments, Small Scale in the CC, aflG SA and Various <br />DA Districts, are subject to Administrative Review if the proposal is to <br />establish or enlarge a Fast Food Establishment, Small Scale within five <br />hundred (500) feet of a Residential District. Zoning permit review pursuant <br />to Article 21 shall include but is not limited to a review of the proposal's <br />generation of parking demand, hours of operation, and signage. In order to <br />assure consistency with the purpose of the applicable commercial district, <br />the Zoning Enforcement Official may impose conditions to limit hours of <br />operations and signage further than what is prescribed elsewhere in this <br />Code. The standard for approval is the Zoning Enforcement Official's ability <br />to make the required findings, as listed below: <br /> <br />1.
