separation from the easterly edge of House 1 and the existing duplex due to the central driveway <br />and proposed landscaped area beside House 1. <br />House 1 would comprise 2,792 square feet which includes 1,103 square feet on the ground floor, <br />1,253 square feet on the second floor, and 436 square feet for the attached garage. The ground floor <br />accommodates the living/family room, kitchen, dining room, one bedroom and a half -bathroom. <br />The second floor includes a master bedroom suite with a bathroom and walk-in closet, two <br />bedrooms and one bathroom. On the exterior, House 1 features a full front porch facing Callan <br />Avenue. <br />House 2 Plans <br />The proposed detached dwelling at the rear northwesterly corner of the property is identified as <br />House 2. It would maintain a 15 -foot setback from the rear property line and a six-foot setback from <br />the westerly side property line. It would be set back approximately 12 feet from the proposed <br />detached residence beside it to the east (House 3). <br />House 2 would comprise 2,708 square feet which includes 1,040 square feet on the ground floor, <br />1,227 square feet on the second floor and 441 square feet for the attached garage. The ground floor <br />and the second floor would accommodate the same rooms as House 1, however having slightly less <br />floor area. On the exterior, House 2 would have its front porch element on the easterly side of the <br />residence. <br />House 3 Plans <br />The proposed detached dwelling at the rear northeasterly corner of the property is identified as <br />House 3. It would maintain a 15 -foot setback from the rear property line and a six-foot setback from <br />the easterly side property line. It would be set back 20 feet from the proposed attached garage at the <br />rear of the duplex. This 20 -foot separation accommodates the two uncovered parking spaces <br />described previously in this report. <br />House 3 is three stories -tall and would comprise 2,266 square feet which includes 567 square feet <br />on the ground floor, 795 square feet on the second floor, 486 square feet on the third floor, and 418 <br />square feet for the attached garage. The ground floor accommodates a family room, kitchen, and <br />dining room, only. The second floor includes two bedrooms and one bathroom; the third floor <br />would be a master bedroom suite. <br />Parking <br />In addition to the 10 designated parking spaces within the four garages and the two uncovered <br />spaces (between House 3 and the proposed garage for the duplex), the driveway approaches to the <br />garages to House 1 and 2 are recessed approximately 20 feet so they can accommodate four more <br />vehicles. <br />Elevations <br />The exterior elevations of the new homes will have a `Craftsman -style' appearance with the use of <br />stone wainscoting, horizontal wood siding, projecting bay elements, vertical hung window with <br />wood trim, complex hipped roof design, roof dormers, and composition shingles. The new homes <br />also include enhanced front porches, less prominent and deemphasized garage door placement, and <br />upgraded craftsman -style garage doors.
