The applicant shall comply with Zoning Code Article 24 Residential <br />Condominium Conversions including but not limited to providing benefits <br />(concessions) to the tenants such as: <br />1. No rent increases. The tenant's rents will not be increased within two months <br />prior to the project application, nor would the rent be increased for two years <br />from the time of the filing of the project application or until relocation takes <br />place. <br />2. Lifetime leases. The applicant has offered lifetime leases to tenants who are 62 <br />years of age or older and those who are handicapped for the units they occupy <br />on the date of the notification of intent to convert. This offer shall be <br />considered a condition of approval. <br />3. Moving Allowance. The applicant has offered a moving allowance to tenants <br />at the time of the initial notice to convert, equal to three times the monthly <br />rent. This offer shall be considered a condition of approval. <br />4. Discounts on the price of the units. The applicant has offered a discount <br />ranging from one percent to four percent of the market rate units if the tenant <br />decides to purchase his or her respective unit. The discount would depend on <br />the timing of accepting the offer. The sooner the acceptance the greater the <br />discount. <br />C. Minor modification including but not limited to the subdivision map, site design, <br />grading, building design, building colors and materials, fence height and <br />materials, fence location(s), and landscaping material may be allowed subject to <br />the review and approval of the Community Development Director if found to be <br />in substantial conformance with the approved Exhibits. Substantial modifications <br />shall require approval from the Planning Commission. <br />D. Prior to the issuance of a building permit and prior to Tina] building occupancy or <br />subdivision acceptance, an annotated copy of the Conditions of Approval noting <br />how each condition has been satisfied, shall be submitted to the Community <br />Development Department for review and approval. <br />E. The conditions of approval shall be listed on a plan sheet and attached to all sets <br />of approved plans (building, grading, and site work). A copy shall be kept at the <br />job site and the applicant shall ensure that all project contractors adhere to the <br />approved plans and are aware of and abide by the conditions. <br />F.
