III. LANDSCAPING <br />A. Final landscape plans and automatic irrigation plans shall be prepared by a <br />landscape architect, registered by the State of California. The plans shall be <br />submitted for review and approval as a part of the building permit plan set prior to <br />issuance of a building permit. The plans shall be consistent with the approved <br />plans incorporating any conditions of approval. <br />B. The final landscape plans and irrigation plans shall be drawn on or be consistent <br />with the approved site plan and shall include the following: <br />1. Location, species (botanical and common name), size, quantity, and spacing of <br />all plant materials. <br />2. Specifications for planting details for all plant material, including staking of <br />trees. <br />3. All trees shall be a minimum size of 15 gallon and 25 percent of the trees shall <br />be 24 inch box in size or larger and shrubs shall be a minimum size of 5 gallon <br />or larger. <br />4. Show all trees to be retained. <br />5. Six-inch vertical concrete curbs shall be installed between paved and <br />landscaped areas. <br />6. Drip or bubbler irrigation systems are required for trees. <br />7. Sprinkler heads shall have matched precipitation rates within each control <br />valve circuit. <br />8. Serviceable check valves are required where elevation differential may cause <br />low head drainage. <br />9. Sprinkler head spacing shall be designed for sprinkler head-to-head coverage. <br />The system should be designed for minimum runoff and overspray onto non- <br />irrigated areas. <br />10. All irrigation systems shall be equipped with a controller capable of dual or <br />multiple programming; controllers must have multiple-cycle start capacity and <br />a flexible calendar program. <br />C. At least two weeks in advance of Certificate of Occupancy approval, the applicant <br />shall request an inspection by the Community Development Department of <br />improvements including all buildings, driveways, parking lots, landscaping, <br />irrigation, signs, lighting, walls, fences, and trash enclosures. <br />Agreement to Conditions October 16, 2006 <br />PLN2006-00031 Page 5 of 15 <br />
