home occupation shall be by the U.S. Postal Service or similar carrier, or by <br />means of vehicles customarily kept on the site by the permit holder or family <br />members. <br />7. A home occupation shall not result in a reduction or elimination of any <br />required parking space. <br />8. Any vehicle or vehicles used by the applicant in conjunction with the home <br />occupation or with any related business activity shall be parked in a manner so <br />as not to be visible from a public street. This limitation shall not apply to <br />standard passenger vehicles or trucks and vans of 3/4-ton or less in size, so <br />long as no advertising of the home occupation or any related business activity <br />(except that required by law) is displayed in or upon such vehicles. In addition, <br />there shall be no large commercial trucks or trailers permitted. <br />9. No advertising of the home occupation (including business cards) shall <br />include the applicant's address. <br />III. ADDITIONAL PLAN SUBMITTALS <br />A. Prior to approval of Final Map, the developer shall submit final landscape and <br />irrigation plans for the review and approval of the Community Development <br />Director. The plans shall include such details as, 1) tree size, species and location; <br />2) shrubs and groundcovers; 3) installation specifications; 4) irrigation details; 5) <br />water conservation techniques; and 6) maintenance programs. To reduce on-site <br />water consumption and reduce the energy required for the pumping and <br />distribution of water, drought-resistant native species shall be used for site <br />landscaping where possible. In addition, the landscape plan shall include tree <br />planting in the rear yards of the northerly townhouse parcels. The locations, <br />species and sizes shall also be subject to the review and approval of the <br />Community Development Director. <br />B. Prior to approval of Final Map, the developer shall submit final plans and details <br />for all the perimeter soundwalls and all fencing for the review and approval of the <br />Community Development Director. The plans and details shall show location, <br />height, decorative features, and construction details showing materials and <br />finishes to be used for construction. All necessary permits or approvals shall be <br />obtained to construct said walls, especially in the case of the soundwall to be <br />constructed at the southerly edge of the site. <br />C. Prior to issuance of building permits, design details for the dwellings shall be <br />submitted for review and approval of Community Development Director to ensure <br />the quality of the exterior design. Specifically, the final exterior elevation's details <br />and specifications, which include but is not limited to the selected windows, <br />window sills, raised trim, metal railing for faux balconies, entry doors, and garage <br />doors shall be submitted to the Community Development Director for review and <br />approval. In addition, the design details such as colors and finishes on the Davis <br />Street elevations shall be incorporated on the end units and on the rear elevations <br />Agreement to Conditions July 18, 2005 <br />PLN2005-00049 Page 5 of 17 <br />
