A <br />monument line shall be shown in all sub-division streets with monument set in right-of--way. <br />Elevation shall be shown on at least one monument disk or Permanent Corner set to Datum <br />City of San Leandro with X,Y, Z, NAVD88 <br />Q. If the design of any site improvement requires encroachments onto neighboring properties <br />during construction, written agreements with that property owner shall be submitted to the <br />City Engineer, for review and approval, prior to approval of the Final Map. <br />R. All T.V. Cable facilities shall be located and installed in accordance with the City's "Design <br />and Construction Standards for Ground-Mounted T.V. Cable Facilities." <br />S. The proposed Conditions, Covenants, and Restrictions (CCR's) for the project shall be <br />approved by the City prior to approval of the final map. <br />T. Prior to any grading operations, Developer shall submit all information including a Grading <br />Plan accompanied by Soils Engineering and Engineering Geology Reports, in accordance <br />with requirements of the City of San Leandro Municipal Code Title VII, Chapter 12 and <br />obtain a grading permit. <br />U. To control storm water pollution, the Developer shall comply with the regulations and <br />provisions contained in the City's Grading Ordinance, the City's Storm Water Pollution <br />Prevention Permit, and the National Pollutant Discharge Elimination System (NPDES), to the <br />satisfaction of the City Engineer. <br />V. The Urban Runoff Clean Water Program requires that all runoff be treated to remove <br />sediment and water borne pollutants prior to discharge into a public facility. On projects of <br />this type, this can typically be handled by directing runoff through landscaped areas or grassy <br />swales. The driveway shall be graded to collect the rain water and filter through landscape <br />area. Also, all the downspouts shall be filter through the landscape area. <br />W. During construction the following high standards for sanitation are required: Garbage cans, <br />construction dumpsters, and debris piles shall be removed on a minimum weekly basis. All <br />food related trash items such as wrappers, cans, bottles, and food scraps shall be disposed of <br />in closed containers only and shall be regularly removed from the site. Inspections, conducted <br />as part of the regular construction compliance, will be conducted to ensure compliance of the <br />Subdivider and contractors with this requirement. <br />X. All on-site storm drain inlets must be labeled "No Dumping-Drains to Bay" using approved <br />methods. <br />Y. Prior to the issuance of the Building Permit, the Subdivider shall pay Park Development <br />Impact Fee as per Section 800 of Chapter 1 Title VII of San Leandro Municipal Code and <br />Master Fee Schedule. This project would be required to pay the adjusted Park Facilities <br />Development Impact fee which is in effect at the time of submittal of a completed <br />application. Also, Subdivider shall pay Development Fee for Street Improvement (DFSI), <br />Utility Underground Conversion Fee, Sewer Cortnection fee and other fees as required by <br />City Ordinances and regulations. The exact fee will be determined at the time of Building <br />Agreement to Conditions September 6, 2005 <br />PLN2005-00065 Page 10 of 12 <br />
