D. Prior to issuance of building permits, a final plan illustrating decorative paved areas such <br />as the entry driveways, in front of the garage doors, the uncovered guest parking spaces and <br />the patios shall be submitted. The decorative paving borders within the interior driveway <br />auto court shall be designed as brick-like stamped concrete, details subject to the review <br />and approval of the Community Development Director. <br />IV. FIRE DEPARTMENT REQUIREMENTS <br />A. Prior to issuance of Certificate of Occupancy, the project shall comply with all the <br />applicable Building and Fire Codes. Prior to issuance of building permits, final site plans <br />and building plans shall be submitted to the City Building Services Division and Fire <br />Department for review and approval by the fire department. <br />B. Fire Access roadway provided appears to be adequate. Based on the requirements of an <br />unobstructed width of not less than 20 feet and a vertical clearance of not less than 13 feet <br />6 inches. Note the area will need to be marked as fire access no parking. <br />C. The fire flow water requirement and hydrant spacing requirement for the townhouse project <br />shall be subject to the review and approval of the Alameda County Fire Department. It is <br />estimated that the minimum required fire flow is 2500 gpm gallons per minute for a <br />minimum of 120 minutes flowing from 3 hydrants with 450 feet spacing. This allows for a <br />maximum gross building floor area of 16,150 square feet of type V-NR construction with <br />fire sprinklers. Gates in rear unit fences will also be required for access. If the project is <br />sprinklered the fire flow maybe reduced to 1,500 gpm for 120 minutes. <br />D. Fire Hydrant locations were not noted on plan. Additional hydrants maybe required for this <br />project based on the final fire flow calculations submitted to the Fire Department. <br />E. Should fire sprinklers be required, sprinklers will need to designed and installed in <br />accordance with NFPA 13 requirements. <br />F. Fire alarm requirements cannot be confirmed at this time then may or may not be required <br />depending on ultimate design. <br />V. PROJECT SITE IMPROVEMENTS <br />A. All garage doors shall be a roll-up sectional type with windows or simulated windows on <br />the top sections of the doors. <br />B, All garages shall have electronic, remote control garage door openers. <br />C. All electrical, gas, and water meters shall be located such that they will not be visible from <br />the streets, or these units shall be screened or enclosed. <br />D. Within the habitable areas of the dwellings, exterior sound transmission control measures <br />shall be provided to prevent the intrusion of exterior noise. Prior to approval of building <br />permits, the developer shall submit evidence that interior noise levels attributable to <br />exterior sources will not exceed 45 dBA in any habitable room. <br />Agreement to Conditions September 6, 2005 <br />PLN2005-00065 Page 5 of 12 <br />
