IV. BUILDING EXTERIOR/ELEVATIONS <br />A. The exterior building design, materials and colors shall remain in substantial <br />compliance with those approved as part of PLN2001-00059. Any change to the <br />building design, materials or colors shall be subject to the review and approval of <br />the Community Development Director, who may administratively approve or <br />recommend the review by the Board of Zoning Adjustments. <br />B. All customer (7) and employee (ll) parking spaces must remain free of debris and <br />used solely for the purpose intended at all times. The applicant shall instruct <br />customers and employees that they are not to park on the street in front of other <br />businesses. <br />V. FENCING AND SCREENING REQUIREMENTS <br />A. The perimeter fencing shall be structurally sound and well maintained at all times. <br />Any damage to the fence and/or walls shall be promptly replaced or repaired. <br />B. No barbed wire or ribbon wire shall be installed on any wall, fence or building on the <br />property. <br />VI. MAINTENANCE <br />A. The site shall be well maintained and shall be kept free of litter, debris and weeds. <br />Landscaping on the site shall be maintained in a healthy, growing condition at all <br />times. <br />B. Any graffiti shall be promptly removed from the building walls and fences. <br />C. All Dumpsters (including for trash and recycling) shall remain indoors except on <br />designated pick-up days. All vehicle parts associated with the service center must be <br />stored out of site so as not to be visible from Marina Boulevard. <br />VII. FIRE DEPARTMENT CONDITIONS <br />A. The project will need to comply with the applicable Building and Fire Codes. Site <br />and Building plans shall be provided for review and approval by the fire <br />department. <br />B. Prior to use or occupancy, a fire inspection and fire clearance is required. <br />C. Fire Alarm Permit 04-ll must be finaled prior to occupancy. <br />VIII. ENGINEERING DEPARTMENT CONDITIONS <br />A. The proposed development shall comply with City ordinances, policies and <br />regulations. All improvements shall be in accordance with the City's Design <br />Agreement to Conditions January 5, 2006 <br />PLN2005-00139 Page 4 of 6 <br />
