VI. ENGINEERING DEPARTMENT <br />A. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the <br />City HEREBY NOTIFIES the applicant for this Project that the 90-day approval <br />period (in which the applicant may protest the imposition of any fees, dedications, <br />reservations, or other exactions imposed on this Project by these Conditions of <br />Approval) will begin on the date of the conditional approval of this Project. If the <br />applicant/property owner fails to file a protest within this 90-day period, complying <br />with all of the requirements of Government Code Section 66020, they will be <br />legally barred from later challenging any such fees, dedications, reservations or <br />other exactions. <br />B. Site Improvement Plans for all on-site and off-site improvements shall be approved <br />by the City Engineer prior to the issuance of Building Permits for the project. All <br />improvements shall be designed and constructed in accordance with the City's <br />Design Standards, Specifications and Standard Plans, unless otherwise specifically <br />approved by the City Engineer. <br />C. All details of construction, including, but not limited to, on-site pavement slopes, <br />illumination, drainage, etc., are subject to the approval of the City Engineer. <br />D. Design review fees, development impact fees, permit fees, inspection fees, and any <br />other fees charged by the City or other reviewing agencies for the review, approval, <br />permitting and inspection of the above listed public improvements shall be paid by <br />the Applicant. <br />E. Applicant shall merge the two parcel by completing a lot line adjustment prior to <br />issuance of the Building Permit for the project. <br />F. Prior to the issuance of the Building Permit, the property owner shall pay the <br />Development Fee for Street Improvement (DFSI) as per Master fee Schedule <br />(General Office: $2.91/sf; General Retail: $3.25/sf; All Other Restaurants: $9.43/sf), <br />Sewer Connection fee and other fees as required by City Ordinances and regulations <br />at the time of building permit issuance. <br />G. Prior to the issuance of building permits, the applicant shall pay the underground <br />utility conversion fees for the Washington Avenue frontage in accordance with the <br />provisions of the City Underground Utilities District Master Plan. (Approx. <br />$273/LF -Actual amount will be calculated at time of building permit issuance) <br />H. Prior to the issuance of building permits for the project, the Developer shall obtain <br />an Encroachment Permit from the Engineering and Transportation Department for <br />any work within public right of way. <br />Conditions of Approval May 17, 2006 <br />PLN2006-000] 7 Page 3 of 6 <br />
