<br />I. Applicant shall remove any broken and uplifted sidewalk, driveway, curb and <br />gutter along the full project frontage and shall construct new City standard <br />sidewalk driveway, curb and gutter in the same location and alignment as the <br />existing curb and gutter. <br />J. Applicant shall remove any unused driveways and construct new City standard <br />sidewalk, curb and gutter in the same location and alignment as the existing <br />sidewalk, curb and gutter and shall construct City of San Leandro standard <br />commercial driveway approaches. <br />K. All utilities and services to the new and existing buildings shall be undergrounded. <br />Appurtenant facilities shall be flush type rather than above grade pedestals. <br />L. The City's municipal stormwater permit requires that the project implement site <br />design measures to minimize land disturbance, the creation of impervious surface <br />area and changes in volume, flow, rate, timing and duration of runoff. It requires the <br />project to implement source control measures and post-construction stormwater <br />treatment controls that control sources of pollutants associated with the post- <br />construction phase of a project. Examples of appropriate site design features, source <br />control measures and post-construction stormwater treatment controls can be found <br />on the Alameda Countywide Clean Water Program (ACCWP) website: <br />www. c leanwaterpro gram. org. <br />M. The City's municipal stormwater permit requires that all runoff be treated to remove <br />sediment and water borne pollutants prior to discharge into a public facility. <br />Examples of control measures include, but are not limited to: routing of pavement <br />and roof runoff through vegetated swales, vegetated filter strips or landscaped areas <br />in lieu of direct hydraulic connection to the storm drain system; structural control <br />measures, such as sand filter(s), vault-based hydrodynamic separators or vault-based <br />media filters or other methods that may be proposed by the applicant and approved <br />by the City Engineer to intercept and pretreat storm water prior to discharging to the <br />storm drain system; and/or other Best Management Practices that the applicant may <br />propose. <br />N. The Applicant shall comply with the provisions of the City's Grading Ordinance <br />and the Urban Runoff Clean Water Program. The City requires a grading permit <br />any time more 5000 square feet earth surface is disturbed. The Ordinance requires <br />that an erosion control and sediment plan be prepared, submitted and approved by <br />the City prior to issuance of a Grading Permit. <br />O. Prior to the issuance of Building Permits for the project, the landscaping and <br />irrigation plans for the project shall be approved by the Development Services and <br />the Engineering and Transportation Department. All landscaping shall be designed <br />with efficient irrigation practices to reduce runoff, to promote surface infiltration <br />and minimize the use of fertilizers and pesticides that can contribute to storm water <br />Conditions of Approval <br />PLN2006-00017 <br />May ] 7, 2006 <br />Page 4 of 6 <br />
