W. All windows and doors shall be installed in an acoustically-effective manner. The <br />sliding window and door panels must form an air-tight seal to the outside <br />environment when in the closed position and the window frames must be caulked to <br />the wall opening around their entire perimeter with anon-hardening caulking <br />compound to prevent sound infiltration. Exterior doors must seal air-tight around <br />the full perimeter when in the closed position. Proof of proper construction methods <br />shall be noted on the building plans submitted, and shall be reviewed and approved <br />by the Chief Building Official prior to issuance of building permits. <br />X. Prior to Final Map approval, the applicant shall be required to submit his fair share <br />contribution (as determined by the City Engineer) towards improvements planned at <br />the Washington/I-880 interchange. The project's fair share contribution is expected <br />to be 0.2-0.4 percent based on the relatively small size of the project <br />Y. Prior to Tentative Map approval, determination of the final circulation/access <br />alternative shall be reviewed and approved by the City Engineer. Costs for any <br />improvements required for the chosen circulation access alternative shall be borne <br />by the developer, or as determined by the City Engineer. (Already satisfied per <br />Engineering and Transportation Department) note in parenthesis is for <br />clarification. <br />Z. All public improvements associated with the proposed project shall be specified and <br />detailed in the Subdivision Improvement Agreement, to be reviewed and approved <br />by the City Engineer. All work shall be bonded for as part of the Agreement, with <br />final acceptance of work by the City Engineer. Any street improvements required of <br />the project shall be installed prior to issuance of Certificate of Occupancy for the <br />first unit. <br />AA. Prior to issuance of building permits, the design for emergency vehicle access (on <br />Ian Street) and any proposed gates shall be reviewed and approved by the Alameda <br />County Fire Department. Pedestrian access gates shall be reviewed and approved by <br />the Community Development Department. <br />BB. Prior to the Final Map, the applicant shall submit a complete sanitary sewer plan for <br />separation of sewer facilities between the parcels prepared by a Registered Civil <br />Engineer for the review and approval of the District Engineer. All sanitary sewer <br />improvements shall be designed and constructed in accordance with the District's <br />Design Standards, Specifications and Standard Plans, un]ess otherwise specifically <br />approved by the District Engineer, sanitary sewer improvements include, but are not <br />limited to, sanitary sewer plans and associated structures necessary for a complete <br />and acceptable sanitary sewer improvement project. <br />CC. Sanitary sewer is available within the project site. The Developer, at its cost, shall <br />provide capacity analysis of the affected sanitary sewer system and provide <br />alternative solutions if capacity deficiencies exist.
