required, the Developer shall construct the required improvements as part of the <br />subdivision improvements. Any approved sewer system upgrades shall be <br />completed prior to issuance of the first occupancy permit, (if required by the Oro <br />Loma Sanitary District). Note in parenthesis is for clarification. <br />DD. If the design of any sanitary sewer systems requires encroachments onto neighboring <br />properties, written agreements and Grant of Easements, in favor of Oro Loma <br />Sanitary District, if required, with that property owner, shall be submitted the for <br />review and approval District Engineer. <br />EE. Any existing pipelines or structures that are to remain after development, if <br />damaged during construction, shall be replaced to the satisfaction of the District <br />Engineer. <br />FF. All of the sanitary sewer facilities constructed within the boundaries of the project <br />shall be privately owned and maintained by the ~ Oro Loma Sanitary <br />District, unless otherwise noted on the approved improvement plans, up to the point <br />of connection of the systems to an existing public facility. (Revision is per the Oro <br />Loma Sanitary District). <br />GG. A separate District Permit shall be obtained prior to installation and connection of <br />sanitary sewer lines to the District facility and compliance to the conditions set forth <br />in the permit. <br />HH. No asphalt concrete paving for any driveway or streets shall be constructed unless <br />and until any required sanitary sewer system installation in the subject driveway or <br />streets has been completed. <br />II. The Developer shall pay fees charged by the District or other reviewing agencies for <br />the review, approval, permitting and inspection of the above listed improvements. <br />Fees include but not limited to design review fees, permit fees, inspection fees, <br />annexation fees, sewer connection fees and any other fees as required by Oro Loma <br />Sanitary District. <br />JJ. This is a genera] plan of development. All details of sanitary sewer design and <br />construction are subject to the approval of the District Engineer. <br />KK. In the event that archaeological resources, prehistoric or historic artifacts are <br />discovered during any construction or excavation, the following procedures shall be <br />followed: Construction and/or excavation activities shall cease immediately and the <br />Community Development Department shall be notified. A qualified archaeologist <br />shall be consulted to determine whether any such materials are significant prior to <br />resuming ground breaking construction activities.
