c. Existing native trees, shrubs, and ground cover shall be retained and <br />incorporated into the landscape plan to the maximum extent practicable. <br />d. Proper maintenance of landscaping, with minimal pesticide use, shall be <br />the responsibility of the property owner. <br />e. Integrated pest management (IPM) principles and techniques shall be <br />encouraged as part of the landscaping design. Examples of IPM principles <br />and techniques include: <br />1. Select plants that are well adapted to soil conditions at the site. <br />2. Select plants that are well adapted to sun and shade conditions at <br />the site. Consider future conditions when plants reach maturity. <br />Consider seasonal changes and time of day. <br />3. Provide irrigation appropriate to the water requirements of the <br />selected plants. <br />4. Select pest- and disease-resistant plants. <br />5. Plant a diversity of species to prevent a potential pest infestation <br />from affecting the entire landscaping plan. <br />6. Use "insectar}~' plants in the landscaping to attract and keep <br />beneficial insects. <br />L. SUBDIVISION MAP <br />Prior to the issuance of building permits, the Developer shall obtain City Council <br />approval of a Subdivision Map (Final Map) and enter Into Subdivision <br />Improvement Agreement and other agreements required by the City Engineer for <br />the project. <br />2. Prior to the issuance of building permits, the developer shall provide in Adobe <br />Acrobat, PDF format on CD-R media, a complete compilation of final plans, <br />traffic reports, geotechnical reports and calculations for the development and <br />documents submitted for approval of the development. A total of five disks shall <br />be submitted to the City. <br />M. COUNTY OF ALAMEDA PUBLIC WORKS AGENCY <br />L An Encroachment Permit shall be obtained from the Alameda County Flood <br />Control and Water Conservation District Prior to commencement of any work <br />within the District right-of--way and for the construction, modification or <br />connection to District-maintained facilities.
