VIII. EXTERIOR LIGHTING <br />A. Prior to the issuance of a building permit, the applicant shall submit plans and/or <br />cut sheets showing all exterior lighting including, building fixtures, walkways, <br />and parking areas. The height and style of fixtures shall be shown. Lighting <br />fixtures shall be shown on site plan, building plans and landscape plans. Energy- <br />saving fixtures shall be used and noted on the plans. <br />B. Prior to issuance of a building permit: the applicant shall submit a photometric <br />plan for review and approval by the Community Development Director and the <br />City Engineer. <br />C. All exterior building lighting and parking lot lighting shall comply with current <br />Title 24 Part VI, California Energy Code. Said lighting shall be directed to <br />provide illumination for safety and installed in a manner that is directed away <br />from adjacent properties and the right-of--way. <br />IX. COMMON AREA/OPEN SPACE <br />A. The common open space areas shall be held in common. CC&Rs shall provide that <br />any tree or vegetation removal from the property shall require a recommendation <br />from a licensed arborist; moreover the removal of a large tree shall require the <br />oversight of a licensed arborist. CC&Rs shall also provide that any construction or <br />maintenance activity in the rear portion if the property shall be in compliance with <br />Municipal Code Section 3-15-220 Water Course Protection Act. <br />B. The responsibility for maintenance of the common area (e.g., weed abatement) shall <br />lie with the Homeowners Association. <br />C. The applicant shall submit construction details for all pedestrian paths/walkways as <br />a part of the improvement plans and final landscape plans. Pedestrian <br />paths/walkways shall have curb-cuts, ramps, signs, and/or pavement markings as <br />approved by City Engineer. <br />X. SIGNAGE <br />A. All signage shall comply with the City of San Leandro Sign Ordinance, Zoning <br />Code Article 18. <br />B. Pennants, banners, streamers, or flags are not permitted unless as authorized by the <br />City under a temporary sign permit for a period not to exceed two, 15 calendar day <br />periods per calendar year in connection with special promotions and open houses. <br />No pennants, banners, streamers, balloons, inflatable devices, flags, or any other <br />advertising devices shall be mounted on the property. <br />Recommended Conditions of Approval (Revised) December 13, 2007 <br />PLN2006-00059 Page 12 of 14 <br />
