XI. PARKING <br />A. All parking spaces shall be striped. Wheel stops shall be provided unless the stalls <br />are adjacent to concrete curbs, in which case two and one-half feet shall be provided <br />at the front of the parking space to accommodate the overhang of automobiles. <br />B. All designated vehicle parking areas shall be kept free, at all times, of storage or <br />any other large items which would prevent parking a vehicle completely within <br />the designated parking spaces. There shall be no outdoor storage or parking of <br />inoperable vehicles, boats, trailers, recreational vehicle/trailers and the like. These <br />prohibitions shall be included in the recorded CC&Rs. Furthermore, the recorded <br />conditions shall include a provision prohibiting the use of the private areas for <br />outdoor storage and prohibiting the outdoor areas from appearing cluttered. The <br />conditions shall state the ground floor patios and balconies/decks can be furnished <br />with plants and patio furniture. These conditions shall be included in the recorded <br />CC&Rs <br />C. Bicycle parking shall be provided on the site to the satisfaction of the City Engineer. <br />For each bicycle-parking stall, a stationary object shall be provided to which a user <br />can secure both wheels and the frame of a bicycle with a 6-foot cable and lock. The <br />stationary object may be either a freestanding bicycle rack or awall-mounted <br />bracket. The location of the bicycle parking shall be reviewed and approved by the <br />City Engineer prior to issuance of a building permit. <br />XII. MAINTENANCE <br />A. The site shall be well maintained and shall be kept free of litter, debris and weeds <br />at all times; during construction, the site shall be well maintained and shall be <br />kept free of litter, debris and weeds. <br />B. Any graffiti shall be promptly removed from building walls, and/or fences. The <br />developer and its successors in interest shall comply with the rules and regulations <br />of the City's graffiti removal program and shall grant a license and right of entry <br />as requested to enforce the terms of such program. <br />C. All landscaping improvements shall be maintained in a healthy, growing condition <br />at all times. Any unhealthy or dead landscape material (plants) shall be promptly <br />removed and promptly replaced by the property owner. The replacement <br />landscape material shall be comparable in size to the removed landscape material. <br />The site shall be well maintained and shall be kept free of litter, debris and weeds. <br />D.
