XIIL GENERAL CONDITIONS <br />A. The applicant shall submit typical details and specifications for the security of the <br />new residences; details subject to the review and approval of the City of San <br />Leandro Police Department and the Community Development Director. Said <br />details and specifications shall include, but are not limited to, dead bolt locks, <br />front-door door viewers, sliding glass door, and window locking and anti-forced <br />entry devices. <br />B. All building/property addressing shall be placed in such a position as to be plainly <br />visible and legible from the street. Said numbers shall contrast with their <br />background and be visible at night. Details including number size and location <br />shall be submitted for the review and approval of the City of San Leandro Police <br />Department and Fire Marshal, prior to issuance of building permits. <br />C. The approvals granted by the City as a result of this application, as well as the <br />Conditions of Approval, shall be recorded in the office of the County Recorder of <br />Alameda County. <br />D. No application for amendment of the application or Conditions of Approval maybe <br />accepted or submitted for processing by the City unless (i) there is full compliance <br />with all terms of the application and Conditions of Approval; or (ii) the Community <br />Development Director waives compliance with the terms of the application and <br />Conditions of Approval pending application for the amendment. <br />XIV. INCLUSIONARY HOUSING CONDITION <br />A. Prior to approval of the Final Map, the applicant shall submit an Inclusionary <br />Housing Plan to the Community Development Director for review and approval. <br />In addition, the applicant shall enter into an Inclusionary Housing Agreement. Per <br />Zoning Code Section 6-3006, the applicant shall provide at least 15% of the total <br />number of residential units as Inclusionary Units. In this case of proposed <br />conversion of 96 units, the total number of Inclusionary Units totals 14 units. <br />XV. CONDOMINIUM CONVERSION FEE <br />A. Prior to issuance of building permit(s) for conversion of the units to <br />condominiums and after the approval of the Final Map, the applicant shall pay the <br />required fee for conversion of residential apartment buildings to condominium at <br />$4,110.00 per unit to the City's Affordable Housing Trust Fund. <br />Recommended Conditions of Approval (Revised) December 13, 2007 <br />PLN2006-00059 Page 14 of 14 <br />
