The •intent of the City in requiring the creation of a <br />contingency or reserve fund for condominium conversions is to provide a <br />surety for unexpected or emergency repairs to common areas in the <br />interest of the economic, aesthetic, and environmental maintenance of the <br />community, as well as to protect the general welfare, public health, and <br />safety of the community. Upon the close of escrow for each unify the <br />applicant shall convey to the homeowners' association's contingency fund a <br />minimum fee of two hundred dollars 200 <br />percent (50%) or more of the tote( units in he pro ectlhave bee when fifty <br />applicant shah convey, within thirty (30) days, such fee for each of, the <br />unsold units. Such funds shall be used solely and exclusively as a <br />contingency fund for emergencies, which may arise relating to open space <br />areas, exterior portions of dwelling units, and such other restoration or <br />repairs as may be assumed by the homeowners' associafion. <br />5 2414 Tenant Rights, Benefits, and Notification <br />Applications for condominium conversions shall include the followin <br />relate to tenant nofification: g procedures as they <br />A- Notices of Intent, A notice of intent to convert shall be delivered to each <br />tenant at least sixty (60) days prior to filing the application for a <br />and a tentative map, Evidence of the receipt of such notice shalelrbe <br />submitted with the application for conversion.
