Position Downtown as a place where San Leandro residents and visitors, as well as members of other <br />communities, identify with and form a relationship. <br />Build upon the existing foundation of San Leandro to specifically promote within the marketing campaign <br />that Downtown San Leandro encourages and promotes business and community. <br />Reflect upcoming renovations and developments within Downtown San Leandro to maximize leasing <br />potential. <br />POSITIONING <br />There are existing conditions that positively contribute to the positioning of Downtown San Leandro as the <br />premier downtown shopping, restaurant, and community experience. Below are just some of the factors <br />that will influence prospective tenants and the retail brokerage community that will be highlighted in the <br />marketing outreach plan: <br />Downtown San Leandro is conveniently located and easily accessible to surrounding communities. It has a <br />BART station, is close to Interstate 580, Interstate 880 and Interstate 238. <br />The population within the primary trade area is 102,657, with an average household income of $75,090.00. <br />The population of the tertiary trade area is 333,156, with an average household income ofi $76,188.00. <br />Downtown San Leandro benefits from an active daytime population. <br />The East 14th Street core of Downtown San Leandro benefits from the surrounding retail nodes along <br />Washington Avenue, creating pedestrian friendly areas for gathering. <br />Downtown San Leandro is awell-established trade area. <br />Special events, including the Sausage and Suds event, provide marketing opportunities to draw visitors and <br />guests from the entire trade area to Downtown San Leandro. The City of San Leandro should host <br />additional special events such as parades, fairs and a weekly Farmers' Market that will draw from the city <br />neighborhoods and further, as well as other special events. <br />TACTICS <br />To fully serve the trade area of Downtown San Leandro, the current merchandising mix of Downtown San <br />Leandro must be focused on specialty retailers and restaurants that thrive in a pedestrian oriented <br />environment. The current trend in our society is that people have established three places where they <br />spend their time and with home as the first place and work as the second place, the third place is where <br />they go to be in the public - a place to see and be seen.
