For the year 2008, advertising and promotional efforts will focus on marketing the Downtown San Leandro <br />to perspective retailers, restaurants and brokers through a mix of consistent marketing pieces. A creative <br />visual campaign will be implemented to clearly convey the opportunity in Downtown San Leandro. <br />Marketing Brochure <br />Compilation and graphic design development of marketing brochure to be updated regularly for use by <br />MSP5, City of San Leandro, Downtown San Leandro Property Owners and their brokers. An eight-page <br />brochure with supplemental marketing material will include available space, a detailed retail map, <br />demographics, and trade area. The brochure and supplemental material wilt also include the brand and <br />identity associated with Downtown San Leandro. <br />Sign Program- Coming Soon, etc. <br />Creation and implementation of a cohesive visual marketing campaign reinforcing the new Downtown San <br />Leandro positioning statement/brand will be displayed throughout the Downtown. The campaign will create <br />awareness and excitement of upcoming developments, events and new tenants. Campaign ideas include <br />a tenant and project "coming soon" sign program as well as temporary window banners and identity <br />"wallpaper" far vacant windows. <br />Light pole banners will also be designed to promote Downtown San Leandro's new identity to tenants, <br />visitors, and the community and will be displayed throughout Downtown San Leandro. <br />Direct Mail Postcards <br />Development and production of a postcard campaign comprised of a series of themed mailers. A series of <br />six postcards will be sent promoting Downtown San Leandro and the retail opportunities within Downtown. <br />Each postcard will represent one person from a specific demographic and feature exciting demographic <br />information on the back. Each postcard will be mailed out separately in a consistent and timely manner to <br />remind retail brokers and prospective tenants that Downtown San Leandro is the desired destination for <br />shopping, dining and lifestyle. <br />Guerrilla Marketing Campaign <br />Development, production, packaging and distribution of specialized guerilla marketing campaigns, will <br />uniquely and effectively promote Downtown San Leandro to prospective tenants and brokers. These items <br />will include bags to distribute at ICSC and for retailers to distribute to consumers, a custom logo plate to <br />promote opportunities for prospective restaurants, self sticking note pads featuring Downtown San <br />Leandro's website and new identity and site tours to familiarize prospective tenants and brokers with <br />Downtown San Leandro. The guerrilla marketing campaign will highlight the opportunity within Downtown <br />San Leandro and the goal is to create an interest in the changes and developments happening throughout <br />the area. <br />Website <br />A Downtown San Leandro Website will be developed and maintained through January 31, 2009 to convey <br />recent lease signings, store openings, market availability, available incentive programs for retailers and <br />other emerging opportunities.
