offer buyers of the units an upgrade package of their choice, for an additional <br />charge, which would include a two-tone interior, paint scheme, upgrade carpet <br />and vinyl flooring, new kitchen and bathroom cabinets, new kitchen appliances, <br />new granite countertops in the kitchen and bathrooms, new fight fixtures, new <br />plumbing fixtures and new mirrored wardrobe doors and new tub/shower <br />enclosures. <br />Proied Phasinra: There are two buildings, Building A and Building B. Each <br />bui~ing contains 48 units. The project will be divided into two phases. The first <br />phase will be the conversion of Building A, the common area and the re- <br />construction of the surface parking lot adjacent to Haas Street. The second <br />phase will be the conversion of Building B. The timing of the second phase will <br />depend upon the sales of the units and current market conditions. <br />Physical Elements Report: A Physical e~ments report was Prepared by Building <br />Analytics, dated April 2006. The building exteriors and interiors are in good <br />condition, and have received good quality maintenance over the years. The <br />recommendations stated in the executive summary will be contracted for and <br />implemented. 'The recommendations will be phased akx~ording to the phasing <br />plan outlined above. <br />Structural Reoork: A structural and seismic risk evaluation report was prepared <br />by Myers, Houghton & Partners, Inc. dated April 19, 2006. The buildings are <br />~neraNy in good structural condition overall. The recommendations stated in <br />the executive summary will be contrata~ for and implement ~ ~ eve. <br />recommendations will be phased according to the phasing p <br />Roof Reuort: The roof report prepared by Ridout Roofing ~ apace ~ ~th arch <br />29, 2006, the ne-Hoofing of the fiat, bwlt-up <br />buildings. We have included this work in the Physical Standards Review. <br />=R.~~ The noise report prepared by III'ir~gwortl- and Bodkin dated May 1, <br />2006, recommended the replacement of all single pane exterior windows and <br />patio doors with standard thermal insulating double pane windows. The report <br />also recommended the installation of sheetrodk to both. sides of the interior <br />hallways of each building to minimize the sound to the interior of the units. The <br />unit to-unit floor/moiling tests resulted in the recommendation for installation of <br />cushioned vinyl flooring for aN kitchen floors. We have inducted th~ work in the <br />Physical Standards Review. <br />Pest Resort: A pest inspection and re~rt prepared by Ken Moore Termite <br />Contra dated March 21, 2006, and a supplemental report defied April 17, 2006 <br />are included with the tentative map package. AU of the recommendations <br />contained in the reports will be contracted for and implemenrted. The <br />ations wiN be phased according to the phasing plan outlined above. <br />2 <br />
