dimensions shall be accurately and correctly transposed on to the architectural <br />plans, details and specifications submitted for building permits to the satisfaction <br />of the Community Development Director. <br />B. Prior to issuance of building permits, the developer shall submit final building <br />plans for a building permit. The final plans shall be subject to the review and <br />approval of the Community Development Director. The plans shall include but is <br />not limited to the final materials, colors and finishes for the entire project's <br />building exteriors (i.e., stucco, metal framework, windows, etc.) and exterior <br />perimeter walls and sliding access gate. <br />VI. ENGINEERING AND TRANSPORTATION REQUIREMENTS <br />A. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the <br />City HEREBY NOTIFIES the applicant for this Project that the 90-day approval <br />period (in which the applicant may protest the imposition of any fees, dedications, <br />reservations, or other exactions imposed on this Project by these Conditions of <br />Approval) will begin on the date of the conditional approval of this Project. If the <br />applicant/property owner fails to file a protest within this 90-day period, complying <br />with all of the requirements of Government Code Section 66020, they will be <br />legally barred from later challenging any such fees, dedications, reservations or <br />other exactions. <br />B. Site Improvement Plans for all on-site and off-site improvements shall be prepared <br />by a Registered Civil Engineer and approved by the City Engineer prior to the <br />issuance of Building Permits for the project. All improvements shall be designed <br />and constructed in accordance with the City's Design Standards, Specifications and <br />Standard Plans, unless otherwise specifically approved by the City Engineer. <br />C. Design review fees, development impact fees, permit fees, inspection fees, and any <br />other fees charged by the City or other reviewing agencies for the review, approval, <br />permitting and inspection of the above listed public improvements shall be paid by <br />the Applicant. <br />D. Prior to the issuance of the Building Permit, the property owner shall pay the <br />Development Fee for Street Improvement (DFSI) as per Master fee Schedule, Sewer <br />Connection fee and other fees as required by City Ordinances and regulations. <br />E. Prior to the issuance of building permits, the applicant shall pay the underground <br />utility conversion fees in accordance with the provisions of the City Underground <br />Utilities District Master Plan. <br />F. Prior to the issuance of building permits for the project, the applicant/property <br />owners shall obtain an Encroachment Permit from the Engineering and <br />Transportation Department for any work within public right of way. <br />~~~~~~~ <br />Agreement to Conditions July 16, 2007 <br />PLN2007-00027 Page 7 of 13 <br />
