G. Applicant shall remove any broken and uplifted sidewalk, curb and gutter along
the full project frontage and shall construct new City standard sidewalk, curb and
gutter in the same location and alignment as the existing curb and gutter. In
addition, root barriers shall be included to protect the new street improvements
from the three Liquidamber trees that will be retained.
H. Applicant shall remove two existing driveways and construct new City standard
sidewalk, curb and gutter in the same location and alignment as the existing curb
and gutter.
I. Applicant shall construct one standard commercial driveway approach.
J. The plans shall identify any existing parking restrictions. These parking
restrictions are subject to review by the Engineering and Transportation
Department.
K. During construction the following high standards for sanitation are required:
Garbage cans, construction dumpsters, and debris piles shall be removed on a
minimum weekly basis. All food related trash items such as wrappers, cans, bottles,
and food scraps shall be disposed of in closed containers only and shall be regularly
removed from the site. Inspections, conducted as part of the regular construction
compliance, will be conducted to ensure compliance of the Developer and
contractors with this requirement.
L. All storm water runoff from the project shall be collected in an underground system
and conveyed to an appropriate storm drain system.
M. The Urban Runoff Clean Water Program requires that all runoff be treated to
remove sediment and water borne pollutants prior to discharge into a public
facility. Examples of control measures include, but are not limited to: routing of
pavement and roof runoff through vegetated swales, vegetated filter strips or
landscaped areas in lieu of direct hydraulic connection to the storm drain system;
structural control measures, such as sand filter(s), fossil filter(s) or other methods
that may be proposed by the applicant and approved by the City Engineer to
intercept and pretreat storm water prior to discharging to the storm drain system;
and/or other Best Management Practices that the applicant may propose. On
projects of this type, this can typically be accomplished by installing fossil filters
in the catch basins or by sending runoff through vegetated filter strips or
landscaped areas.
N. All on-site storm drain inlets must be labeled "No dumping -Drains to Bay" or
equivalent using methods approved by the City or County. All on-site storm drains
must be cleaned at least twice a year and immediately prior to the rainy season. The
City Engineer may require additional cleaning.
O. All details of construction, including, but not limited to, on-site pavement slopes,
illumination, drainage, etc., are subject to the approval of the City Engineer.
Agreement to Conditions
PLN2007-00027
_~ ~ ~7,
July 16, 2007
