IV. LANDSCAPING/PAVING <br />A. Prior to issuance of building permits, the developer shall submit a final landscape <br />and irrigation plans for review and approval of the Community Development. The <br />plan shall include but is not limited to the following: <br />1. An accurate and specific landscaping plan and specifications including <br />location type and initial size of all plant materials. <br />2. A minimum size of 24-inch box trees shall be planted along Washington <br />Avenue landscaped setback with a maximum separation of 30-feet on <br />center. Final street tree(s) for said planters shall be a species other than <br />Platanus acerfolia, Sycamore, and shall have a broad canopy and have a <br />tall and fast growing habit. <br />3. Decorative paving shall be constructed at the main entry driveway <br />(northerly) and the driveway area between the manager's office and the <br />speculative building. In addition, colored concrete with a complementary <br />hue shall be constructed for the sidewalk in front of the speculative <br />building and in front of the manager's office. <br />4. All shrub planting shall be a minimum size of five gallons. <br />5. Any above-ground back-flow preventers shall be adequately screened to <br />the satisfaction of the Community Development Director. <br />6. A six-inch concrete curb shall border all landscaped areas. <br />7. All landscaping on the site shall be installed and maintained not to <br />obstruct sight distance for drivers and pedestrians. <br />8. All landscaped areas shall be provided with an automatic irrigation system. <br />9. Designated areas for bicycle parking, with the appropriate details and <br />specifications for the bicycle parking hardware/racks. <br />B. All landscaping and irrigation shall be installed in accordance with the approved <br />plans to the satisfaction of the Community Development Director prior to issuance <br />of a Certificate of Occupancy. <br />V. EXTERIOR ELEVATIONS <br />A. Prior to issuance of building permits, the architectural details and features <br />illustrated on the perspective drawings shall be measured and accurately <br />dimensioned. Said details and features include but are not limited to all projecting <br />and recessed features, the radius of the curved wall plane, the height of the <br />cornice, the height of the parapet elevated above the top of the cornice, etc. These <br />Agreement to Conditions July 16, 2007 <br />PLN2007-00027 ~ ~ Page 6 of 13 <br />
