D. ' Dumpsters shall remain inside the trash enclosure at all times with the exception of <br />emptying by the disposal company. <br />E. Gates to the refuse area shall be closed except when necessary to move out the <br />dumpster or deposit trash from garbage receptacles. <br />IX. LANDSCAPING <br />A. Prior to issuance of building permits, the Developer shall submit a final landscape <br />plan for review and approval of the Community Development Director. The plan <br />shall include but is not limited to the following: <br />1. An accurate and specific landscaping plan and specifications including <br />location type and initial size of all plant materials. <br />2. A revised tree planting plan having a much denser composition of fast <br />growing, tall and large canopy trees along the easterly edge of the site. The <br />new trees shall be a minimum size of 24-inch box. Said denser <br />composition includes closer spacing between trees and planting two rows <br />of trees where it is physically possible in the wider landscape planter areas. <br />3. All shrubs planted shall be a minimum size of five gallons. <br />4. Any above-ground back-flow preventers shall be adequately screened to <br />the satisfaction of the Community Development Director. <br />5. A six-inch concrete curb shall border all landscaped areas. <br />6. All landscaping on the site shall be installed and maintained not to <br />obstruct sight distance for drivers and pedestrians. <br />7. A11 landscaped areas shall be provided with an automatic irrigation system. <br />B. All landscaping and irrigation shall be installed in accordance with the approved <br />plans to the satisfaction of the Community Development Director prior to issuance <br />of a Certificate of Occupancy. <br />C. All landscaping shall be maintained in accordance with the approved landscape <br />plan. Any missing or unhealthy plants shall be immediately replaced. Trees shall not <br />be severely pruned, topped, or pollarded. <br />D. Landscaping shall be maintained in a weed-free and healthy condition at all times. <br />E.
