C. No mobile home, camper or recreational vehicle, boat, truck, trailer or similar <br />equipment shall be parked anywhere within the Development. For the purposes <br />herein, "truck" does not include a pickup truck that does not exceed three-quarter ton <br />or sports utility vehicle. <br />D. No unregistered automobiles, no automobiles with expired licenses, and no <br />inoperable automobiles may be parked on the property. Parking stalls are to be used <br />for parking of permitted vehicles only and shall not be used for storage or other <br />purposes. <br />III. ENGINEERING AND TRANSPORTATION DEPARTMENT <br />A. The proposed development shall comply with City ordinances, policies and <br />regulations. All improvements shall be in accordance with the City's Design Standards, <br />Specifications and Standard Plans unless otherwise specifically approved by the City <br />Engineer <br />B. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90 -day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, <br />or other exactions imposed on this Project by these Conditions of Approval) will begin <br />on the date of the conditional approval of this Project. If you fail to file a protest within <br />this 90 -day period, complying with all of the requirements of Government Code <br />Section 66020, you will be legally barred from later challenging any such fees, <br />dedications, reservations or other exactions. <br />C. Site Improvement Plans for all on-site and off-site improvements shall be approved by <br />the City Engineer prior to the issuance of Building Permits for the project. All <br />improvements shall be designed and constructed in accordance with the City's Design <br />Standards, Specifications and Standard Plans, unless otherwise specifically approved <br />by the City Engineer. <br />D. Prior to the issuance of the Building Permit, the property owner shall pay standard fees <br />for new residential units including but not limited to the Development Fee for Street <br />Improvement (DFSI), Park Development Impact Fees, and other fees as required by <br />City Ordinances and regulations. (Note: The new dwelling units having less than 450 <br />square feet may qualify for the special unit rate of $6,056.80 each for Park Fee. This <br />fee is subject to increase with the new Fiscal Year.). <br />IV. FIRE DEPARTMENT <br />A. Project shall comply with all requirements in accordance with the California <br />Building and Fire Codes. <br />B. Prior to issuance of building permits, required construction documents including but <br />not limited to site plans and building floor plans, elevations, and sections shall be <br />provided for review and approval by the Fire Department. <br />Recommended Conditions of Approval November 13, 2008 <br />PLN2007-00062 Page 3 of 5 <br />
