C. Only the primary loading dock at the northwest corner of the property with the <br />direct access to the warehouse shall be used for deliveries and any other loading or <br />unloading activities. At no time shall the rear dock area or retail outlet entrance <br />on the east elevation be used for loading and unloading. <br />D. Prior to issuance of a building permit for the proposed new restaurant, the area <br />within the building devoted to the accessory retail outlet shall be reduced to 2,000 <br />square feet or less to the satisfaction of the Community Development Director. <br />The allowable area shall be delineated by painted markings on the floor of the <br />warehouse, or a similar method as proposed by the applicant and approved by the <br />Community Development Director. <br />E. Plans submitted for the building permit for the restaurant shall accurately indicate <br />the location and boundaries of the retail outlet space. <br />F. Prior to issuance of a building permit for the proposed new restaurant, all outdoor <br />storage, debris and inoperable vehicles shall be removed. <br />G. Building Permit plans submitted for the new exterior windows and doors shall be <br />shown to match the exiting multi-paned window and door styles. <br />III. FIRE DEPARTMENT <br />A. The project will need to comply with the applicable Building and Fire Codes. Site <br />and Building plans shall be provided for review and approval by the fire <br />department. <br />B. Compliance with water supply requirements was not able to be determined due to <br />a lack of information. Please clearly indicate the construction type of the building <br />and all proposed occupancy types within the building including the new <br />restaurant. <br />C. The project appears to comply with access requirement if the first 25 feet of <br />driveway near the parking are is as a fire lane no parking. This will not preclude <br />the parking stalls along the edge as designed. However, the side along the building <br />up to the ramp will need to be labeled as no parking. <br />D. At the time of plan submittal for a building permit, the minimum following details <br />shall be provided: <br />1. Note the codes and editions to which the project is being constructed. <br />2. Please label each area as to use and provide area calculations for each area of <br />use within the mixed use building. <br />3.
