E. Applicant shall pay a Sewer Connection fee as required by City Ordinances and regulations prior to issuance of a building permit. F. Applicant shall obtain an Encroachment Permit from the Engineering and Transportation Department for any work within the public right-of--way prior to the issuance of building permits for the project. G. Applicant shall obtain a grading permit from the Engineering and Transportation Department for site work prior to the issuance of building permits for the project. H. If the design of any site improvement requires encroachments onto neighboring properties during construction, written agreements with that property owner shall be submitted to the City Engineer, for review and approval, priar to approval of the building permit. I. Applicant shall remove any damaged or unused driveways, sidewalk, curb and gutter along the full property frontage, both on Teagarden St. and Montague Ave, and shall construct new City standard driveway, sidewalk, curb and gutter in place of the removed items. J. Applicant shall provide sewer cleanouts at the property line for any new sewer laterals. K. Applicant shall comply with the regulations and provisions contained in the City's Grading Ordinance, the City's Storm Water Pollution Prevention Permit, and the National Pollutant Discharge Elimination System (NPDES), to the satisfaction of the City Engineer. L. During construction the following high standards for sanitation are required: Garbage cans, construction dumpsters, and debris piles shall be removed on a minimum weekly basis. All food related trash items such as wrappers, cans, bottles, and food scraps shall be disposed of in closed containers only and shall be regularly removed from the site. Inspections, conducted as part of the regular construction compliance, will be conducted to ensure compliance of the Applicant and contractors with this requirement. M. Applicant shall provide a trash enclosure that is roofed and the surrounding grade shall be sloped away from the enclosure so that storm water does not enter the enclosure. N. Applicant shall show all easements on the plan. Structures shall not encroach into any easement. O. Applicant shall grant an easement to the City of San Leandro for storm drainage aver a strip of land 10' wide along the southern property line. The City will quitclaim the existing 10' storm drainage easement along the southern edge of the building if Applicant prepares required documents.
