P. The site shall be designed so that the trash bins may be moved in and out of the <br />enclosure even when all parking spaces are occupied. <br />Q. A floor mat wash down area shall be provided either inside or outside the building, <br />with a drain to the sanitary sewer system. <br />R. The parking spaces and vehicle drive aisles must be in accordance with City <br />standards. <br />S. The paved area south of the building shall be designed so that storm water drains <br />through a landscape area prior to entering a storm water inlet. <br />T. All onsite storm water inlets shall be piped to the City storm drain system. Through <br />curb drains shall not be used. Sheet 2 of 13 indicates that the existing storm water <br />inlets are connected to the sanitary sewer, this condition shall be corrected. <br />V. LANDSCAPING <br />A. A detailed landscape and irrigation plan shall be submitted for review and approval <br />of the Zoning Enforcement Official and shall include such details as 1) tree size, <br />species and location; 2) shrubs and groundcovers; 3) installation specifications; 4) <br />irrigation details. To reduce on-site water consumption and reduce the energy <br />required for the pumping and distribution of water, drought-resistant native species <br />shall be used for site landscaping were possible. <br />B. Trees adjacent to the parking lot area on the east and south side of the property shall <br />be a minimum of 15 gallon size and placed, at a minimum, one tree for every six <br />parking spaces. <br />C. All landscaping shall be installed prior to issuance of a Certificate of Occupancy for <br />the new enclosed play area. <br />D. All landscaping improvements shall be maintained in a healthy growing condition at <br />all times. Dead or dying plants shall be removed and promptly replaced and <br />damaged ornon-functioning irrigation shall be promptly repaired. <br />VI. FENCING AND SCREENING <br />A. Any perimeter or screen fencing shall be structurally sound and well-maintained at <br />all times. Any damage to the existing masonry wall shall be promptly repaired. <br />B. Trash and recycling shall be kept within appropriate receptacles and the receptacles <br />kept within the trash enclosure at all times. The trash enclosure on the site shall be <br />used and maintained closed at all times.
